This position will base in London, United Kingdom and will work with stakeholders in leading all aspects of design works, including overall design feasibility and design management of existing assets or new developments across different sector classes ranging from industrial and logistics projects. Priority will be given to those with strong design experience in UK and Europe. The experience in North America will be an advantage.
Job Responsibilities
Design Development
* Lead the conceptualization of all development design requirements and formulate design briefs to ensure that these are aligned with the Company’s development strategy.
* Manage the development of design feasibility study for pipeline projects and to ensure these studies are delivered on time and meet the business development strategy and requirements.
* Provide holistic project design solutions, with assessment of technical viability, suitability, and expected benefits, to the stakeholders and business units for decision-making.
* Manage the design consultants and liaise with all relevant authorities to meet the business development strategy and requirements.
* Coordinate all phases of development, including planning, design, construction, and occupancy.
* Accountable for the management of the design development process from inception to completion.
* Ensure design outcome meets the required quality and in compliance with regulatory requirements, corporate governance and various stakeholders.
* Conduct research on local and overseas logistics real estate industry development, collect and analyze local design standards, engineering practices, and counterparts for the local market.
* Assist the Design Department in improving the overseas development database and design standards. Communicate with the stakeholders at the project initiation stage to establish design requirements and clarify the market positioning for the development.
* Visit project sites when required to resolve design issues, supporting the Project Team for swift design implementation and timely delivery.
* Responsible for the design coordination of any tenant’s fitout/ alternation works request, including site investigation and technical evaluation during early stage of the project, established the tenant’s fitout/ alternation works requirement and design outcome.
* Manage extensive refurbishment and alteration works on existing buildings, ensuring quality of the works, design outcome as well as minimal disruption to ongoing operation.
* Support overseas development in operations to resolve technical issues arising from property facility maintenance and/or major repair.
Asset Acquisitions
* Collaborate with Acquisition and Investment Team to provide initial technical input for potential projects’ evaluation, including preliminary cost estimates, development feasibility study, high-level development plan, general design, construction timeframe and other evaluation.
* Provide support in asset/land acquisitions by managing technical due diligence and preliminary site inspections (Greenfield, Brownfield, Forward Purchase and Ready-Built Development). Liaison with relevant stakeholders to ensure all required information is available to complete the due diligence process.
* Carry out design review of Technical Due Diligence for asset acquisition (Greenfield, Brownfield, Forward Purchase and Ready-Built Development).
* Stay updated on industry trends, emerging technologies, cost escalations, and regulatory changes affecting asset development.
Procurement
* Support in-house Procurement Team in the definition of works (SoW), tender process and contract award.
* Assist the in-house Procurement Team in defining scopes of work (SoW) for various projects, ensuring alignment with project objectives and requirements.
* Recommend external specialist consultants, contractors, and suppliers for realisation of facility-related projects; Pre-quality & Review potential tenders; Appraise & Analyse tenders
* Prepare design related technical documentations such as design brief, consultants Scope of Works (SoW), tender clarification, and tender evaluation form,
Reporting
* Provide regular internal reports (Daily/Weekly/Monthly) on the status of all projects.
* Prepare comprehensive project reports and presentations for management and stakeholders.
Job Requirements
* Master and/or Degree in Architecture/ Civil/ Structure/ or Construction Management related fields.
* At least 10 years of relevant project design development experience in the execution of Industrial and Logistics projects, with the ability to draw, design and articulate key construction details for the building.
* Excellent design skills, with keen eye for design, aesthetics and design quality.
* Proven experience in project management or a related field within architecture, construction, or supply chain would be an advantage.
* Excellent leadership capabilities, with demonstrated knowledge with local and overseas logistics real estate design or management, with a minimum of 3 full-cycle project design and management experiences.
* Well-versed in latest property planning, development, design, construction, project management trends and practices local and overseas.
* Ability to work independently, with excellent organisational, communication, influencing, negotiation and stakeholder management capabilities.
* Possess Technical skills in Autocad, Sketchup, Adobe Design packages (especially, Photoshop, In-Design, Illustrator),Microsoft Office packages, PowerPoint, 3dMax, and Rhino
* Someone who seeks continuous improvement to design and processes through consistently questioning the status quo or value engineering the optimum solution to all aspects of the development.
* Ability to encourage the creation of solutions appropriate to the needs of Business Units, shareholders and environment.

* Fluent speak and written in English and other European languages is preferred,with good professional ethics, communication skills, and service awareness.
* Occasional business travel to project sites and countries is required.
