Responsibilities

* Lead accountability for defining processes and standards related to building services (mechanical and electrical).
* Support Estates colleagues on technical, engineering and building services matters on key asset risks (Fire, Water, Asbestos, Gas, Electricity, Lifts and Ventilation systems).
* Monitor and provide assurance of asset management activities carried out by Supply Chain partners, including auditing and accuracy of the asset register for building services assets.
* Build a risk profile for the building services area to feed into asset and building risk profiles.
* Audit project completion activities to ensure asset registers and PPM records are updated.
* Ensure adherence to relevant policy, standards and statutory requirements.
* Create a dashboard for asset trends as part of asset compliance reporting.
* Maintain a live database of building services risks/issues and ensure timely action.
* Conduct routine deep dive audits of building services asset compliance and address issues with the Supply Chain partner.
* Review recommendations from the supply chain on asset management, including fire and water risk assessments, remedial works from PPMs, and project works; support progression to completion.
* Assess management information to determine asset performance and identify needed improvements or interventions.
* Provide technical and building services support during investigations of accidents, incidents and near misses.
* Communicate and escalate information, new requirements, and lessons learned to Estates, the Integrator and Supply Chain.
* Be the subject matter expert on technical matters related to building engineering services and contribute to policy development for user safety compliance.
* Advise on technical, industry and compliance standards and how to apply them to maintain standards, improve compliance or energy efficiency.
* Escalate immediate risks or issues to the Head of Asset Intelligence and other stakeholders as needed.
* Act as single point of accountability for approvals of changes to PPM schedules related to mechanical and electrical assets.
* Provide technical support to Capital Projects and Major Projects as required.
* Review work orders to confirm technical solutions are sound and cost estimates are reasonable; review documentation to confirm full implementation.
* Drive asset management and asset strategy development within a large portfolio to support Sustainability and Net Zero Carbon objectives.
* Contribute to Sustainability and Net Zero Carbon improvements across the estate and promote best-in-class practices.
* Investigate and propose innovation, improvements and best practice; support and deputise for the Head of Asset Intelligence as required.
