Overview

Equans is looking for a Project Manager (PFP/Defects) to join our team at Queen Elizabeth Hospital on a 24 month fixed term contract. This is a full-time role working 37.5 hours per week. On offer is a competitive salary, company vehicle or allowance, bonus and benefits package.

You will take the lead role in supporting the delivery of Passive Fire Protection remediation works and defects across the QEH site. This includes taking full accountability including P&L for the delivery of all PFP related Projects & Lifecycle (LC works which are planned alongside the remediation workstreams) works at the Queen Elizabeth Hospital. You will support the HOP in delivering the PFP programme of works and meeting business targets, and you will close out key defects. You may be required to cover the HOP if you are away from the Contract. This role is fundamental to the delivery of all projects and lifecycle works on behalf of Equans and the client, with a focus on delivering within budget and on time.


Responsibilities

* Detailed discussions with Trust, end-users and careful planning to ensure PFP projects are planned successfully
* Ensure snagging and defects are managed and closed-out within the specified timescale
* Supervise contractors, liaise with clients and other company departments during projects as necessary
* Monitor working procedures, workmanship, and performance of contractors with particular regard to health and safety; consult with Technical Services and Estates Maintenance Managers to assist with monitoring and performance measurement
* Lead and coordinate project activities to deliver PFP/Defect works on time and to budget
* Build and sustain relationships with stakeholders at a senior level to prevent delays and penalties
* Manage the team and ensure continuity of service during staff absences/ holidays
* Support and mentor the team to ensure accountability in running projects
* Support the HOP with specific PFP processes and governance
* Manage designated projects and support team projects as required
* Identify and manage project risks with effective mitigation measures
* Monitor and report project financial performance and administration to the HOP, ensuring costs are covered and, where agreed, re-chargeable to the client
* Act as a point of contact for the team and manage relationships with stakeholders, consultants and service providers
* Implement and comply with Equans policies and procedures, including safety inspections
* Comment on designs and specifications provided by the Client while avoiding design risks associated with Client proposals
* Monitor supplier performance with regard to health and safety
* Liaise with Technical Services and Estates Maintenance Managers to assist with monitoring and performance measurement
* Support the HOP in the on-call rota as required after suitable training and experience
* Undertake work in other buildings/properties/location as required
* Act as the single point of contact for the PFP/Defect project for Equans
* Coordinate Passive Fire Protection remedial work, misting works and agreed defects with stakeholders
* Review service delivery plans/building services plans produced by the client to commence remedial works
* Ensure dilapidation and handover surveys are undertaken to meet design requirements and contractual elements
* Arrange access for works, manage technical isolations and permits to work, and ensure safe systems of work
* Arrange isolations in collaboration with on-site APs
* Manage directly employed labour and suppliers in all aspects of Passive Fire Protection work
* Review RAMs and proposals for each area/phase
* Attend meetings related to PFP with the HOP
* Identify and manage project risks with effective mitigation measures
* Keep and file records in accordance with Equans best practice
* Produce other reports as requested by the HOP
* Attend to the 24-hour hospital environment requirements as appropriate


What will you deliver?

* Full Profit & Loss responsibility for all PFP/Defect related projects and lifecycle works
* Build and sustain relationships with senior stakeholders to prevent delays and penalties
* Lead the PFP team to ensure work is on time, within budget and with minimal disruption
* Manage the team to ensure continuity of service during absences
* Support and mentor the team to run projects effectively
* Support the HOP with PFP processes and governance
* Manage your own designated projects and support those of your team
* Identify and manage project risks with mitigation measures
* Monitor and report project financial performance and administration
* Act as a point of contact for stakeholders, consultants and service providers
* Ensure compliance with Equans policies and legal requirements, including regular safety inspections
* Monitor supplier performance and safety compliance
* Review RAMs and proposals for each area/phase
* Support the HOP in all PFP-related meetings
* Ensure records are kept and filed appropriately
* Be prepared to work within a 24-hour hospital environment as needed

Who are you?

* Proven background in FM, maintenance delivery and the PFI environment
* Strong people manager with strategic thinking and commercial awareness
* Understanding of Local Authority legislation, Planning Applications, Fire and Building Regulations
* High-level verbal, written and numeric skills; computer literate with knowledge of spreadsheets and project management systems
* Ability to manage people, work independently, and collaborate in a multi-disciplinary environment
* Knowledge of building and engineering services design and relevant British Standards
* Knowledge of Health and Safety at Work Act, CDM Regulations and other statutory requirements
* Financial awareness and ability to use COUPA for project delivery
* Understanding of technical estates and building issues in FM services
* HNC/HND or equivalent qualification in a building or engineering discipline

This role includes a DBS Basic check; ability to pass is essential.
