ROLES OF A REGIONAL BUILD MANAGER
* Oversee projects – Multiple projects from pre-start to completion
* Project programmes – Produce programmes for each project with the commercial team to complete a cost analysis, help procurement of materials and sub contractors
* Client relations - You serve as a key point of contact client interface reporting regular progress reports and building a strong working relationship.
* Team leadership – To develop the regional Contracts Manager and construction team
* Performance management – Set realistic objectives for your teams, evaluate their performance and encourage engagement and improvements
* Hiring and management – Responsible for hiring and managing site teams including subcontractors and resolving internal conflicts that may arise
* Quality standards – Enforce and educate teams on quality standards across all construction activities, visiting sites regularly to make sure high standards are maintained
* Health and safety – Ensure all sites are compliant with our company policy and procedures and actively promoting safe working practices
RESPONSIBILITIES OF A REGIONAL BUILD MANAGER
* You must produce a minimum of a 3 month programme that can be used for forecasting material procurement and sub contractor bookings. Enables you to have a wider picture of the region allowing you be able to plan for labour movements and sub contractors across the region.
* From the programme, you are to ensure the contracts manger has produced a monthly programme that’s inline with the 3 month program with more details on finishing works etc, which must be ready and available for the day of the site valuation.
* Review programme performance every Friday highlighting if we are falling behind and what actions you intend to make to get back on track – you will then report this back every Friday to the group construction director and regional commercial director.
* Atleast 1 scheduled site visit with the contracts manager every month and at least 1 unannounced visit, every week to sites. Ensuring the Contracts Manager is carrying out all of their duties to the fullest and challenge, if they are not. Recording performance via a monthly update. You will also be present for various planned and unplanned visits from the group Construction Director.
* When on site visits you are to check the quality of the works as you walk, stand back and look at the operations and satisfy yourself they are being complete in a safe an productive manor and the implement any changes that are need to make sure the works are.
* Making sure the R&S take off's have been completed ahead of planned works including the R&S model has also been built an d ready to start. Ensuring earthworks are also planned in and that the model has also been complete.
* Keeping close contact with the buying team and keep reference on long order items that can also be planned in and relayed to the contracts manger and site teams
* Having regular meetings with clients and building a strong working relationship, learning how to mange their expectations.
