Senior Property Lawyer - New Build - Hybrid Working - with Uncapped Bonus Opportunity
We are seeking an experienced Property Lawyer with New Build experience to join our team in Cardiff. This role is ideal for someone with a strong background in conveyancing, particularly in New Build transactions, and experience managing their own caseload. Key Responsibilities
As a Senior New Build Property Lawyer in our New Build department, you will manage an average caseload of 50 files, covering all stages of the conveyancing process from instruction through to completion.
Your key responsibilities will include:
1. Managing the full conveyancing cycle: From taking instructions, preparing and submitting legal documents (contracts, letters, Land Registry and HMRC forms), title checking and raising enquiries, reporting to clients and mortgage lenders, to handling exchange and completion.
2. Working on new build purchases:This is not plot sales. You will be acting for purchasers of new build homes, predominantly dealing with multiple plots on the same development, but you may also handle stand‑alone new build purchases along with related sale transactions. You will be responsible for liaising with Developers, providing them with regular updates and meeting exchange deadlines.
3. Pre-completion tasks: Carrying out Land Registry and conveyancing searches, ensuring all documentation and funds are in place to facilitate exchange and completion.
4. Post-completion tasks: Managing file closures,[removed submitting HMLR applications as our post comp dept does this] submitting SDLT returns, and maintaining accurate ledgers.
5. Maintaining compliance: Ensuring files are kept fully up-to-date and meet regulatory requirements.
6. Client & third‑party communication: Liaising with clients, colleagues and third parties to ensure smooth progression of all matters.

Skills & Experience Required
12. Experience: Previous fee‑earning/caseload management experience in conveyancing is essential
13. Qualifications: Law Degree, LPC, or qualification as a Licensed Conveyancer, Solicitor, or FCILEX preferred but not essential
14. Strong communicator: Able to manage client relationships, communicate clearly, and maintain accurate records
