Repairs & Maintenance (R&M) Lead
Location: Wokingham (hybrid – site, office, and home working)
Hours: 37 hours per week, Monday to Friday
Role Overview
Wokingham Borough Council is seeking an experienced Repairs & Maintenance (R&M) Lead to support the delivery of responsive repairs and void property works across approximately 3,000 social housing homes.
You will play a key role within the Asset Management and Compliance team, ensuring high-quality, safe, and cost-effective property maintenance services are delivered through effective coordination of contractors, internal teams, and stakeholders.
This is a non-line management role, focused on day-to-day operational delivery, service quality, and contractor performance.
Key Responsibilities
* Coordinate and oversee third-party contractors delivering responsive repairs and void works
* Monitor work schedules to ensure quality, cost-effectiveness, and timely completion
* Carry out site visits, inspections, and quality assurance checks on works completed or in progress
* Ensure compliance with health and safety regulations and council policies
* Support contract performance management and monitor contractor KPIsAssist with complaint investigations, including site visits and evidence gathering
* Work closely with surveyors, internal teams, customers, and external contractors to resolve issues
* Contribute to service improvements within the repairs and maintenance function
Person Specification
* Experience in housing repairs, maintenance, or property services within social housing or local authority environments
* Strong understanding of contractor management and service delivery
* Experience carrying out inspections or quality checks on completed works
* Good knowledge of health & safety and compliance requirements
* Strong organisational skills with the ability to manage multiple priorities
* Confident communicator, able to work with contractors, colleagues, and residents
* Proactive, solutions-focused approach to operational issues
* Understanding of repair programmes, voids, and responsive maintenance delivery
