Job Summary
Responsible for the management and control of developments within the Business Unit, to achieve high construction quality in a controlled cost environment, contributing to profitability. Meet objectives, maintain high health and safety standards, liaise with other department heads to build and motivate a team and drive staff development.
Primary Responsibilities
* Develop the Pre-Start Health & Safety Plan before site commencement as per Health & Safety Executive Directive.
* Generate required registers and the Site Specific Environmental Action Plan (SSEAP) in line with Company Guidelines.
* Ensure compliance with the Taylor Wimpey Health & Safety Procedures Manual consistently.
* Update management on revisions to Taylor Wimpey Policy and adjust working practices.
* Assess project buildability and create a Construction Programme with the Development Department.
* Attend Pre-Planning, Pre-Tender, Pre-Start meetings to address construction issues before site initiation.
* Provide the Build Programme and Build Direction to Site Managers.
* Review and maintain Site Managers' Health & Safety Plans.
* Monitor Site Managers' Weekly Progress Reports and resolve delays or issues with Department Heads.
* Oversee subcontractors' and suppliers' planning to maintain the Build Programme and quality standards.
* Regularly visit sites to ensure compliance with Company and HSE Procedures.
* Manage project completion and necessary adoptions efficiently.
* Collaborate with Technical and Design Departments to implement cost-effective construction processes.
* Investigate and rectify exceptional cost overages.
* Negotiate with subcontractors and suppliers to reduce costs while ensuring quality.
* Enforce Waste Management Policy and monitor payment applications with the Commercial Team.
* Foster a culture of continuous improvement within the Site Management Team.
* Monitor Customer Satisfaction Surveys and address issues promptly.
* Resolve disputes to purchaser satisfaction while adhering to financial controls.
* Monitor Customer Care Procedures for optimal satisfaction.
* Conduct annual Performance Appraisals.
* Identify training and development opportunities for staff.
* Manage performance and disciplinary issues as per Company Procedures.
* Plan and maintain appropriate staffing levels through recruitment of qualified personnel.
Experience, Qualifications, Technical Requirements
* Extensive previous production knowledge.
* Management of people (staff, sub-contractors and suppliers).
* NVQ Residential Construction Senior Site Management Level 7.
