The Opportunity: We’re looking for a proactive, skilled, and reliable Maintenance Officer to join our Facilities Team, working across multiple college school sites in Belfast. This role is central to ensuring our buildings, grounds, and learning environments remain safe, functional, and weing for students, staff, and visitors.Working under the direction of the Facilities Manager, you’ll take ownership of both planned and reactive maintenance tasks, using your technical expertise to keep the campus running smoothly. This is a hands-on, varied role suited to someone who enjoys problem‑solving, takes pride in their craft, and thrives in a busy educational environment.
Essential Requirements
1. A recognised trade qualification, preferably in plumbing or joinery.
2. Broad practical skills across general maintenance disciplines.
3. Ability to work independently, including early mornings, evenings, and occasional weekends.
4. Strong awareness of health, safety, andpliance responsibilities.
Main Duties & Responsibilities
Planned Preventative Maintenance (PPM)
5. Support the Facilities Manager in creating and delivering routine maintenance schedules.
6. Inspect plant and equipment (boilers, ventilation, water heaters) and report concerns.
7. Lubricate and check doors, locks, windows, and fittings.
8. Inspect roofs, gutters, and drainage for damage or blockages.
9. Monitor and adjust heating/cooling systems for efficiency.
10. Carry out routine testing of emergency lighting, fire alarms, and security systems.
11. Maintain accurate records of all PPM activities.
Reactive Repairs & Maintenance
12. Respond to day‑to‑day maintenance issues across the school sites.
13. Carry out minor repairs: leaks, faulty fittings, damaged furniture, patch repairs.
14. Make safe any immediate hazards such as broken windows or minor electrical faults (withinpetence).
15. Troubleshoot basic issues with heating, lighting, and security systems.
General Building Fabric Maintenance
16. Minor carpentry: shelving, doors, skirting repairs.
17. Basic painting, decorating, plastering, and rendering.
18. Basic plumbing: unblocking drains, fixing small leaks, maintaining washroom facilities.
19. Ensuring paths, steps, and access routes remain safe and clear.
Resource Management & Procurement
20. Monitor and maintain stock levels of materials and tools.
21. Source and procure materials with approval from the Facilities Manager.
22. Use school vehicles for transporting materials between sites.
23. Ensure tools and equipment are safe, maintained, and fit for purpose.
Health, Safety &pliance
24. Work in fullpliance with the Health & Safety at Work (NI) Order 1978 and COSHH.
25. Identify and report hazards, taking immediate action where necessary.
26. Supportpliance activities such as fire safety, asbestos management, and Legionella checks.
27. Safely operate hand and power tools in line with training and qualifications.
Lone Working
28. Work independently across sites, including early mornings and evenings.
29. Follow all lone‑working procedures and risk assessments.
30. Demonstrate reliability, responsibility, and sound judgement.
Other Duties
31. Support staff in maintaining a safe and effective learning environment.
32. Act as point of contact for contractors when required.
33. Assist the care-taking team with occasional large‑scale or time‑sensitive tasks.
34. Undertake any reasonable duties within the scope of the role as directed by the Facilities Manager.
