The Role
We're working with a well established Block Management provider in their search for a proactive Block Manager to take full ownership of a diverse residential portfolio, ensuring buildings are well-maintained, compliant, and delivering a high standard of service to residents and stakeholders.
Key Responsibilities
Property Management
* Oversee day-to-day operations of residential blocks and communal areas
* Carry out regular site inspections and drive maintenance improvements
* Manage contractors across cleaning, repairs, and compliance services
* Handle resident queries and complaints with professionalism and efficiency
Leasehold & Compliance
* Ensure full compliance with lease agreements and legal obligations
* Enforce lease covenants and manage Section 20 consultations
* Stay up to date with leasehold legislation and best practice
Health & Safety
* Maintain full compliance with H&S and fire safety regulations
* Oversee risk assessments, inspections, and insurance requirements
Major Works
* Plan and deliver refurbishments and major repair projects
* Manage contractors, budgets, and timelines
* Communicate clearly with leaseholders throughout projects
Stakeholder Management
* Build strong relationships with freeholders, leaseholders, and residents
* Attend AGMs and provide clear, concise reporting
Legal & Disputes
* Resolve disputes in line with lease agreements and legislation
* Manage complaints and escalate where necessary
* Ensure compliance with GDPR, AML, and relevant regulations
About You
* Proven experience in residential block management
* Strong knowledge of leasehold law and service charge processes
* Excellent communication and organisational skills
* Confident managing multiple priorities in a fast-paced environment
* Detail-focused, solutions-driven, and calm under pressure
