Role Overview As a Maintenance Supervisor, you will lead onsite maintenance operations alongside the Regional Manager, supported by our schedulers for your site. You will ensure flats, communal areas, and plant rooms are safe, well-maintained, and welcoming. You will supervise and mentor the technical team, coordinate repairs, room turns, and compliance tasks, and manage schedules using internal systems to meet SLAs. Additionally, you will plan void works, liaise with contractors, escalate urgent issues, and maintain clear communication with residents, site management, and the central office.
Key Responsibilities
* Perform standard onsite technical duties: compliance checks, minor repairs, reactive maintenance, and resident support.
* Handle maintenance requests across plumbing, electrical, heating/cooling, lighting, furniture, and general maintenance.
* Take ownership of daily and weekly schedule optimisation for the site's technical team using in-house systems. Allocate one hour each morning to review, organise, and optimise the job diary, ensuring efficient use of team resources.
* Support the training and onboarding of new techs on job management systems and site processes.
* Act as the escalation point for complex or urgent maintenance issues, liaising with the Regional Manager or office as needed.
* Lead on-site for room turns: conduct pre-inspections, coordinate works, and carry out final inspections before sign-off.
* Maintain high standards of record-keeping, compliance, and communication with both the central office and site management.
* Scope void properties, review condition, and advise on works required to bring properties back to standard.
* Plan all works and procurement, advising on parts that can be purchased in advance.
* Perform daily and weekly compliance tasks (PPM).
* Attend urgent reactive requests logged in the maintenance system.
* Conduct site inspections and complete scheduled maintenance.
* Support room turns, ensuring readiness within the 5-day SLA.
* Communicate effectively with residents, site managers, and central office.
* Follow health & safety procedures and site access protocols.
* Participate in training and continuous improvement initiatives.
Skills & Attributes
* Strong multi-trade technical skills (plumbing, joinery, decorating, etc.)
* Experience with digital job management systems (Big Change, Fix Flo)
* Excellent organisational and leadership ability
* Clear, proactive communication and problem-solving skills
* IT literate and confident with digital workflows
* Proactive, reliable, and able to work independently or as part of a team
