COMPARTMENTATION CONTRACT MANAGER R eports to: Production Director Office location: London Project locations: London and Southeast The Company: The A S Ramsay Group are award winning building contractors based in London and the Southeast. Cladding remediation: design and build contracts replacing combustible cladding to residential high-rise buildings. Job purpose: The Compartmentation Contracts Manager is responsible for overseeing multiple fire - safety and compartmentation projects, typically under JCT MW 2016 or Intermediate Forms of Contract. They will manage Site Managers and Foremen, ensuring projects are delivered safely, on programme, within budget and to the highest standards of compliance with Building Regulations, fire - safety legislation and third - party accreditation requirements. The role also includes supporting the wider production team through technical guidance, training and mentorship. Main duties: Quality, Programme & Compliance Monitor quality across all compartmentation sites and produce Quality Reports in line with project plans. Ensure Site Managers update programmes, upload evidence to Boris/LetsBuild and complete all reporting obligations. Oversee compliance with Building Regulations, fire-safety standards (including Part B), and project specifications. Ensure all fire-stopping works, fire doors, penetrations, barriers and compartment lines meet certification requirements. Carry out site surveys for material quantification and ordering. Commercial Responsibilities Prepare sub-contractor orders and variations for approval and issue. Value sub-contractor works throughout the project lifecycle. Manage project budgets and maintain accurate cost tracking. Produce monthly Applications for Payment using company templates and ensure timely submission. Identify, quantify and schedule variations, ensuring opportunities to improve gross margins are captured. Support Project Managers in achieving and exceeding margin targets. Client & Stakeholder Management Maintain strong, proactive relationships with clients, agents, fire engineers, building control and third-party auditors. Attend all client meetings and provide clear, professional communication. Promote a positive service-led approach across all compartmentation projects. Team Leadership & Support Provide technical support to Site Managers on fire-stopping systems, fire doors, compartmentation lines, and compliance requirements. Deliver on-site training and mentor junior members of the production team. Support Project Managers in delivering projects to client expectations and improving site margins. Health & Safety Oversee implementation of the Construction Phase Plan (CPP) on each site. Ensure all Health & Safety documentation, quality reports and key correspondence are saved to SharePoint. Promote a strong safety culture across all compartmentation projects. Documentation & Administration Ensure all contractual documents, reports and certificates are correctly filed. Track Application for Payment dates and communicate missed deadlines to the Production Director. Assist with closing out projects, including retentions and Final Certificates. Ensure all fire-stopping and fire-door installations are recorded with photographic evidence and certification. Person Specification: Qualifications Construction-related qualification (Level 36). Minimum 2 years experience in a similar Contracts Manager role, ideally within fire-stopping, fire-doors or compartmentation. Third-party accreditation knowledge (FIRAS, BM TRADA, IFC) is highly desirable. Skills & Knowledge Strong understanding of fire-stopping systems, fire-door installation, compartmentation lines and fire-safety compliance. Excellent communication and presentation skills. Ability to plan, coordinate, monitor and record project progress. Strong commercial awareness and ability to manage budgets. Knowledge of JCT contracts and construction compliance.
