Disrepair Surveyor – Kent Based Local Authority
£30 PAYE / £40 Umbrella / Deemed LTD (Inside IR35)
37 hours per week
3–6 month contract (likely extension)
We’re currently recruiting for an experienced Disrepair Surveyor to join a respected Housing Provider in the Southeast. This role will see you lead on the investigation, management, and resolution of disrepair cases across the housing stock, ensuring statutory compliance and high-quality service delivery for residents.
You’ll act as the specialist point of contact for disrepair claims, carrying out inspections, preparing detailed specifications, and working closely with legal teams, contractors, and internal stakeholders to bring cases to an effective conclusion.
Key Responsibilities:
Lead and manage disrepair cases from first notification through to resolution, ensuring compliance with Section 11 and Environmental Protection Act requirements
Undertake property inspections across tenanted, void, and communal areas to diagnose complex repair issues and prevent avoidable financial loss
Produce accurate specifications and scope of works using Schedule of Rates (SOR) codes, issuing variations where required
Liaise with legal teams on disrepair matters, including preparing reports and acting as expert witness for court proceedings when required
Oversee contractors and operatives, raising orders and ensuring works are completed to agreed standards, cost, and timescales
Collaborate with Asset, Compliance, Repairs, Voids and Scheduling teams to support service delivery
Identify structural issues and report on archetype defects where needed
Maintain accurate records and ensure all work adheres to HHSRS, Health & Safety, and safeguarding requirements
Requirements:
Experienced Surveyor with strong background in housing disrepair case management
In-depth knowledge of HHSRS, building regulations, and landlord statutory responsibilities
Ability to produce high-quality technical reports, specifications, and documentation
Full UK Driving Licence and ability to carry out working at height inspections (ladders/scaffolding)
Desirable: RICS / CIOB accredited or working towards chartership | Knowledge of SOR contracts
