Position: Surveyor - Asset Services Salary: Up to £42,000 plus bonus benefits Location: Leeds, flexible hybrid available This is a fantastic opportunity for a Surveyor to join an established team and develop their career across a range of sectors including offices, retail, industrial, leisure and motor. You will be the primary contact involved in all aspects of client service delivery, with a focus advising on opportunities to maintain and enhance the performance of the property investments. The role will be based with the Asset Services team who adopt a "hands on" proactive approach, with a clear focus on customer service, market leading ESG performance, wellness, and activation. Plus, leadership to deliver brilliant core services in accordance with KPIs is essential, in keeping with their market leading professional property management service. About you: Self-motivated & enthusiastic, focused on delivering the best possible result for clients and customers An understanding of business development and client relationship management Investor property management experience Office sector bias is preferable, but not essential Up to date knowledge of current legislation and case law relevant to property management IT industry specific packages (eg TBS Tramps/Yardi) Collaborative approach to working across multi-disciplinary teams to deliver value-add for our clients and customers Excellent communication skills, both verbal and written and presentation skills Excellent problem solving, analytical, negotiation, interpersonal and managerial skills About the role: Understand clients' business and asset management objectives to maximise client performance Be proactive, identify and implement new approaches to improve efficiency, be customer focussed and improve performance Understand client profitability and manage resource and productivity accordingly Ensure that property database is accurately maintained. Pro-actively manage lease event dates such as reviews, lease expiries and options and assisting with strategy implementation. Rent & Service Charge collection - to be accountable for delivering pre-agreed collection targets for rent, service charge and other monies as appropriate. Ensure tenant arrears are proactively managed in conjunction with the central credit control team. Manage utility supplies, recharges, and reconciliations in conjunction with our appointed Utility Bureau Service charge - to be accountable for issuing the service charge budget for each property and the service charge year end reconciliation in line with RICS Service Charge Code and client mandates. Proactively manage ESG, ensure data is collected, analyzed and performance improvements implemented, tracked and compliance targets and objectives met. Property inspection - to undertake regular and "spot check" inspections of all assets under the management remit of the role.
