Engineering Manager required for a Large Property Developer - SLOUGH Overview of Position To assist the Head of Engineering oversee the engineering function within the technical team. This will include working collaboratively with other members of the Technical Department and other Departments, especially the Commercial and Build teams. The Engineering Manager is responsible for ensuring all engineering information is available to the Production team and other Departments in line with the build programme. Key Responsibilities Land Visit potential new sites with the Land team and review technical information provided Assist the services co-ordinator issue initial service enquiry packs Assist with the preparation of Engineering Summary’s and technical fees & services budgets for new sites Offer assistance to the Commercial team during the preparation of build costs Technical Work with the services co-ordinator to procure utility packages for the projects Agree issue dates for production information based on the latest build programme, including groundworks packages Assist the technical lead submit design information to building control and the warranty provider Assist the land and design teams discharge planning conditions Work with the technical lead to help prepare conveyance plans Section Agreements (s38, s278, s184, s104, s102, s106 etc.) Agree extent of adoptable areas/drainage internally and with Local Authorities/Sewerage Undertakers Assist solicitors to agree legal documentation with Highway Authorities/Sewerage Undertakers Arrange progress meetings during construction Agree start dates for maintenance periods and adoptions Agree/oversee snag items Monitor status of current bonds (bond schedule) Consultants (Civil, Structural, Geotechnical, Environmental etc.) Assist in preparing technical budgets and monthly cost reporting Prepare design briefs and scopes of services Prepare/issue tender packs Appraise tender submissions and prepare tender analysis sheets Check interim/final invoices and certify for payment Agree/issue variations to the formal appointments Organise/chair design team meeting and workshops Monitor design progress against the build programme Foundations, Roads, Drainage and Remediation Prepare a foundation review with the geotechnical and structural engineers to establish potential foundation options for each development/building Agree the optimal foundation solution with the project team before instructing the consultants to prepare a detailed design Assist the environmental consultant liaise with the Environment Agency and Environmental Health to allow them to prepare remediation strategies for brown field developments Assist the commercial team procure a specialist remediation contractor Co-ordinate the sign-off of any validation processes required and the discharge of any associated planning conditions in a timely manner Review road and drainage designs Build Attend pre-start and project meetings when necessary Assist the build team liaise with the regulators such as the Highway Authority and the Sewerage Undertaker Day to day problem solving Sales, Marketing & Customer Services Assist the marketing team prepare marketing material, including helping to check brochures and models Assist the sales team prepare White Packs in preparation for sales launches Where required, assist the conveyancing solicitor respond to enquiries from purchasers Provide technical support to the customer service team Adopt a ‘Lessons Learnt’ approach, by sharing and implementing any changes or improvements into the business to help drive the quality of our new homes and developments Specific Requirements Technical Skills Good/Excellent technical/engineering knowledge of residential construction. Traditional and concrete frame constructions.
