Job Description:
This role leads projects to support acquisition and divestment activities across various sectors, including Build to Rent (BTR), Purpose-Built Student Accommodation (PBSA), Co-Living, and other relevant markets. It is also important you have extensive land experience (originating and sourcing).
The Investment and Divestment teams sit within a wider Investment, Development and Planning function, composed of professionals with expertise in acquisitions, planning, technical, funding, and sales.
This role drives strategy implementation through site acquisition and disposal aligned with performance targets.
Core Objectives – Specific Role Expectations
Origination and Strategy
* Originate and evaluate acquisition/development opportunities in target markets.
* Lead appraisals and the acquisition process.
* Champion approved opportunities.
* Provide market insights to support city/market strategies.
* Support the strategic direction of the Acquisitions and Divestment functions.
Financial / Commercial Underwrite
* Ensure accuracy of financial/commercial underwrites for acquisitions and disposals.
* Evaluate different acquisition and divestment structures and strategies.
* Review commercial inputs such as accommodation mix, rents, yields, and costs.
* Collaborate across internal teams including legal, finance, and delivery functions.
* Maximise asset and capital values.
* Support junior team members with guidance on key inputs.
Transaction Management
* Lead bids and transactions, from agreeing terms to legal completion.
* Oversee marketing for divestments and manage bidder engagement.
* Manage sale contracts and legal processes for disposals.
* Advise on transaction strategy with senior leadership as needed.
* Mentor junior team members in transactional work.
Planning
* Support planning processes to optimise outcomes.
* Provide input on financial and market considerations during planning.
Reporting
* Lead acquisition-stage reporting and support planning/design reporting.
* Secure investment committee approvals and compile necessary documentation.
* Monitor and report performance metrics at acquisition and divestment stages.
