Block Manager – Beckenham
Salary: Up to £42,000
Location: Beckenham (Office based)

We are seeking an experienced Block Manager to manage a portfolio of residential blocks and estates.
Key Responsibilities
* Oversee day-to-day maintenance and repairs
* Conduct regular site inspections
* Manage client, leaseholder and tenant queries
* Attend AGMs and board meetings (some out-of-hours)
* Supervise contractors and on-site staff
* Assist with major works and insurance claims
* Ensure health and safety compliance across the portfolio
Financial Management
* Prepare and manage budgets
* Monitor service charge arrears and credit control
* Track expenditure against budget and report to clients
Requirements
* Previous block/property management experience
* Strong knowledge of residential property legislation
* Excellent communication and organisational skills
* Ability to manage multiple priorities
* Good IT skills, including Excel and property management systems
This role is primarily office-based in Beckenham, with regular site visits.
