Position: Commercial Manager

The Role
Reporting to the Head of Commercial, you’ll play a vital role in supporting the Development & Sales directorate with expert commercial advice. From procurement and contract structuring to cost control and risk mitigation, you’ll be instrumental in ensuring our development projects are delivered efficiently, effectively, and with strong financial stewardship.
Main Duties and Responsibilities
* Provide procurement and framework support to guide project delivery and programme success.
* Negotiate construction contracts and development agreements.
* Review and assess consultant cost information.
* Ensure risk registers are developed and kept up-to-date.
* Negotiate cost sum analyses for build contracts.
* Advise on procurement routes, contractor suitability, and commercial safeguards (bonds, warranties, etc.).
* Support construction delivery teams with ongoing contract and cost advice.
* Monitor and manage interim valuations and cost certifications.
* Assist in managing income/expenditure forecasts and contract disputes.
* Validate programme and cost assumptions provided by internal teams.
* Contribute to stakeholder engagement and partnership management.
* Prepare and present commercial reports to internal committees.
Skills & Experience
* Proven experience in a large and complex organisation, delivering commercial and financial analysis on major capital projects.
* Strong understanding of construction procurement, cost planning, and contract negotiation.
* Knowledge of procurement routes and contract types (JCT, NEC, etc.).
* Commercial awareness and an understanding of financial appraisals in development.
* Excellent written and verbal communication skills.
* Ability to explain complex information clearly to different audiences.
* Strong collaboration skills and a commitment to customer service.
* RICS or MCIOB (or working towards chartership)
