To undertake the planned preventative maintenance, reactive works to building plant, equipment and systems in accordance with agreed service levels, and respond to site engineering emergencies. Ensure that all relevant log books, service records, and safety documentation is compiled and recorded to ensure that the site is compliant at all times. Manage and ensure that all sub-contractors working on site are inducted and that works are correctly authorised prior to any works are undertaken. To ensure that all direct reports activities are organised, appraised and supported to enable safe operation of the site operations. Accurately compile and optimise shift operations, produce accurate reports & procedures and compile RAMS when required. Key Responsibilities Ensure that routine maintenance is carried out to all building plant, equipment and systems to meet and exceed expectations, and agreed service level agreements. Responsible for co-ordination, prioritisation and quality of direct reports duties. Complete all records as required, following completion of planned and reactive works. Produce and issue accurate shift reports at end of shift. Ensure full, accurate and complete shift handover process is managed. Ensure that suitable spares are secured and available to carry out maintenance. Arrange attendance, call out and access of subcontractors as required. Attend weekly tool box talks and team briefings, as required. Effectively lead the shift team to achieve SLA and KPI's. Provide accurate and comprehensive customer operational updates. Identify and report risk to the clients operation via escalation process. Identify opportunities for improvements of operation and energy efficiency. Respond to Building Management System alarms and effect emergency repairs as needed. Issue and ensure appropriate controls within the Permit to Work system, including Authorisation to Work, and in-process checks are undertaken. Report and identify all needs for spares required to carry out maintenance of the building plant. Ensure that comprehensive maintenance records are compiled and retained. This includes updating and closing of all issued reactive, planned and workshop generated work orders on the Concept system. Ensure that Method Statements and Risk Assessments are prepared for all tasks carried out to ensure safe working practices. Scrutiny of sub-contractors' RAMS, competency records, and company QHSE requirements prior to PTW/ATW and customer QHSE control procedures. Ensure that all sub-contractors are appropriately supervised and comply with contractual commitments and site operating processes. Develop a good working relationship with all members of staff. Motivate and encourage staff under your control. Ensure the provision of a safe and healthy working environment, and ensure compliance with all company policies and procedures, as well as client site policies, procedures and working arrangements, as required. Including raising and escalating of hazards when raised by staff. Ensure a professional image of CyrusOne is presented to clients and visitors. Ensure excellence in customer service is delivered and promoted at all times. Ensure that professional and technical skills are maintained through a commitment to personal development and life-long-learning. Attend weekly meetings and feedback to all staff as requested by CyrusOne. (project meetings, planning meetings, shift update and handovers etc). Proactive awareness and compliance with contractual KPIs/SLAs. Maintain cleanliness of all plant and workshops and areas. Be familiar with plant and systems at site and operate them safely, correctly and efficiently. Be familiar with other sites, through familiarisation training. This post carries no direct budgetary responsibility Personal Specification Education: [Essential] A good basic education is essential, with at least GCSE passes in Maths and English or equivalent. City & Guilds or other NVQ min level two vocationally biased or time served apprenticeship. Training: [Essential] Good PC based skills, with experience in Concept/Word/Excel and Outlook - intermediate to advance level [Desirable] Power Point and Excel. Experience: [Essential] 3 years' experience in a similar role. [Desirable] Previous experience of a customer-facing role Aptitudes: Must demonstrate a strong sense of customer focus.
