We are now seeking an experienced and motivated Estates Manager to join our South Wales division.
This is a key leadership role, reporting directly to the Director of Estates. You will be responsible for the strategic and operational delivery of all estate’s functions, ensuring our environments remain safe, legally compliant, and aligned with organisational priorities. The role includes oversight of CAFM systems, contractor management, quality assurance, and the performance of the Estates Team. Regular travel across Iris Care Group premises in South Wales is required.
Key Responsibilities to include
4. Statutory compliance delivery — Supervise suppliers, contractors, and facilities teams to meet all SLAs and KPIs.
5. Maintenance management — Oversee planned and reactive maintenance, ensuring high‑quality service delivery.
6. Team leadership — Lead site teams, engineers, and subcontractors, ensuring safe systems of work (QHSE).
7. Compliance documentation — Maintain accurate electronic and paper‑based compliance records.
8. Issue escalation — Act as the first point of escalation for site issues and ensure timely resolution.
9. Stakeholder communication — Maintain strong communication with internal and external stakeholders.
10. Performance monitoring — Report on service delivery against contractual KPIs.
11. Cross‑department support — Assist other areas of the business when required.
12. Budget and asset management — Manage budgets, assets, and lifecycle maintenance planning.
13. Quality assurance — Ensure all works are delivered safely, compliantly, and to a high standard.
14. Technical support — Provide technical guidance to teams and stakeholders.
15. FM service integration — Manage both hard and soft FM services.
16. Team performance management — Oversee Estates Team performance and workload allocation.
17. Subcontractor oversight — Conduct audits and compliance checks.
18. Customer satisfaction — Ensure service excellence across all estates activities.
19. CAFM management — Manage CAFM systems, ensuring accurate reporting and acceptable reactive/PPM levels.
20. On‑call support — Participate in the out‑of‑hours escalation rota.
21. Values‑based leadership — Embed Iris Care Group values in all aspects of the role.
To be considered for the role:
22. Demonstrable background in managing estates or FM operations within a complex environment.
23. Strong understanding of statutory, regulatory, and legislative obligations relating to estates and building safety.
24. Proven ability to lead, motivate, and develop teams to deliver high‑quality services.
25. Experience overseeing internal estates teams and managing external contractors and suppliers.
26. Full Driving Licence
27. Professionally qualified in a discipline relevant to estates, FM, engineering, or building compliance.
28. Skilled in procuring, coordinating, and monitoring contractor performance to ensure safe and compliant service delivery.
