Key Responsibilities:
Maintain and report to the Group Estates Director on appropriate land & property commercial KPIs and yield enhancement plans
* Develop senior relationships at a key decision-making level with all local customers Lead on Tenant Engagement with customers, maintaining records and recording in the company’s CRM system.
* Work with the OperationsDirector and operational team to maintain optimum land use & yield scenarios to review all new & existing business and inform lease renewal/termination strategies
* Support the operations team in the development and delivery of the current and future land/Building investment strategy to support the 3-5 year Business Plan.
* Identify, target and secure new tenants/customers that meet and exceed budget and Business Plan commercial objectives where property plays a significant part
* Deliver strong fiscal management across the property portfolio in relation to Rent, Property Insurance and Service Charge demand and supporting the finance team on debt management.
* Review and develop the Tenant Interaction Policy and support the Group Estates Director implement this across the portfolio. This includes managing the inspection of the property estate and implementing action plans to proactively manage compliance and EHS matters.
* Identify repair/maintenance cost recovery plans across the Estate where appropriate.
* Sit on the North-West Commercial Review Board to report on the all Property and estate Initiatives forming part of the annual Business Plan.
* Represent Group Property on the Sustainability Steering Group and manage the deliver of the key actions from a Group Property perspective to support the business goals on delivering Net Zero
* Support the Group Estate Director in setting and delivering the Property Strategy across the portfolio.
* Deputise for the Group Estates Director as required.
Key Skills:
* Demonstrable experience in dealing with a varied caseload
* Considerable experience of high value property management and leasing process
* Knowledge of EHS and the application in the commercial property context
* Knowledge of business rates and valuation process
* Ability to identify and subsequently release value from property / commercial opportunities
Qualifications:
* MRICS qualified
* Extensive property management experience
* Working knowledge of Microsoft packages, Property Management software
