BAM UK&I are looking for a Head of Internal Accommodation on a hybrid basis that will involve a mixture of working from home and working out of /across all BAM locations
Working closely with the BAM UK&I Divisional Leadership Team, this role is responsible for developing and executing the strategy for BAM UK&I office locations and managing the internal property portfolio.
You will lead relationships with both internal and external stakeholders, ensuring the effective management of the BAM UK&I estate in line with strategic business objectives.
This position will also work in collaboration with the Facilities Management team to identify growth opportunities and develop the service offering. You will support the delivery of safe, efficient, and compliant workspaces, enabling business continuity and operational excellence across all BAM UK&I sites.
Making Possible
Contributing to the BAM UK&I business strategy, preparing business plans, ensuring compliance, consistent delivery and rolling out of objectives and targets including reporting requirements in relation to the UK Property portfolio.
Across the BAM UK&I estate, delivering property budget, including areas such as the energy budget, maintenance costs and where appropriate management of dilapidation and exit costs.
Being a key point of contact in reference to the estate infrastructure and property requirements, ensuring contractual, legal, legislative and customer requirements are meet across the UK&I division.
Having strong commercial and contractual focus to ensure the estate is managed in the most cost effective manner with a continual focus on financial efficiency as the operational needs of the business change.
Embedding a culture of compliance to all UK & Ireland policies, targets, standards, and strategy in relation to safety, health, wellbeing and environment.
Embedding any new engagements and partnership approaches across industry, professional bodies and trade associations as part of business unit future views.
Operational
Review and agree our strategy for office locations across UK&I; review our service costs and rental demands on receipt to maximise value, ensure we use BAM FM for internal services wherever possible; review and challenge all other associated costs, e.g. dilaps, maintenance, external fees, etc.
Lead on being the interface with external parties on Business projects and initiatives affecting the Operational Property portfolio (licences for works, IT upgrades, rates revaluations and strategy etc )
Provide quarterly reporting to the Divisional Leadership Team including Financial, H&S, project progress, key delivery milestones, risks, and opportunities, ensure that all statutory, regulatory and Facilities Management requirements and policies are being adhered to by local teams.
Track, measure and support analysis of commercial metrics using KPIs and BAM reporting tools.
Monitor effective supply chain and procurement strategies.
Support and input to Operational Property related risk reviews and implementation of any required mitigating actions following such reviews.
Support the business in the delivery and management of any short term property requirements (site offices etc) which are required to support live Projects.
Technical
Give technical support and guidance to the team, clients and other key business stakeholders.
Contribute to ensure policies, processes and procedures support in the delivery of compliance.
Ensure understanding and implementation of product specialism offerings within the team.
Provide feedback loop to the Facilities Management Team on new product offerings and embedment.
People
Manage and monitor relationships with internal stakeholders involved in the delivery of the Operational Property portfolio
Always deliver the company values and investigate any complaints raised by the customer in a professional manner to ensure a satisfactory closure is achieved.
Liaise with and advise clients and key stakeholders, to deliver a collaborative and professional service.
Your team
The position will involve a mixture of working from home and working out of /across all BAM locations. There will be a requirement for regular travel between offices which may require overnight stays.

What do you bring to the role?
Experience
• Proven experience within a commercial property management department or similar, operating within the office sector and with client facing responsibility.
• Experience in related, industry-leading, large, cross-functional teams and/or Group-wide programs, influencing senior-level management and key stakeholders effectively across the organisation and within complex contexts.
• Demonstrated experience in Property strategic planning, organisation design and development.
• A track record of commercial success and experience in property management accounting and managing budgets.
• Experience in strategic customer and supplier management and negotiation.
• Excellent relationship building and communication skills, capable of consulting and collaborating with key stakeholders and teams at all levels within the business.
• High level of IT systems awareness to be able to operate SAP, Stage Gate, SharePoint and all bespoke reporting applications.
