Building Safety Manager – (Operational)
You will support the operational delivery, safety and management of the Great Places portfolio by providing a high quality, efficient, safe and secure environment for Great Places customers, residents, and visitors. Particular emphasis of the role will centre around the operational support for safety case management, supporting gateway processes, risk management and delivering an effective inspection and assurance system.
What you’ll be doing
* Advise and assist the Head of Building Safety to co-ordinate effective and high-quality building safety management, to a strong and secure position of legal compliance, but also to understand and meet the requirements of the Building Safety Act 2022, British Standards, the Fire Safety Order, Fire Safety Act 2021 and the Fire Safety (England) Regulations 2022.
* To address the needs and regulatory requirements associated with in-scope blocks of flats, playing a key role in supporting safer buildings through inspections, audits and assurance methods.
* To provide a first point of contact for the Building Safety Regulator, Primary Authority Partners, Fire & Rescue Services and others to manage concerns and ensure positive two-way communication with regulatory bodies.
* Advise and assist the Head of Building Safety with projects, activities and building safety / fire incidents across the whole of GPHG’s property portfolio, including specific assistance in areas of risk management and risk mitigation.
* Work with a team of fire safety professionals and Building Safety Officers in ensuring compliance with all customer safety legislation, guidance and recommendation to maintain the portfolio in a safe condition
* Provide technical advice and guidance to frontline staff and contractors to ensure compliance with legislation, statutory requirements and the Group’s internal strategies, policies and procedures.
* Represent Great Places Housing Group on regional and national building safety groups.
* Keep up to date with all changes in legislation, building regulations, policies and best practice and ensure we are compliant with legislation and good practice to include any training identified as appropriate
* Supporting the framework for effective building safety contract management, including reviewing and collating reports for compliance assurance through policies and processes, toolbox talks, site visits, Service Excellence Groups and other management and leadership practices such as performance appraisal objectives.
What you’ll need
* Relevant professional qualifications/ memberships (ASCP Building Safety in Social Housing Management Level 4, competency qualification in any compliance area) OR working towards Level 6 BSM CIOB qualification
* Willing to undertake further training to a level 6 qualification in an appropriate discipline
* BAFE or other fire related qualification
* Member of IFSM / CIOB or equivalent body
* NEBOSH Fire Certificate (D)
* Managing Safely IOSH (D)
* Experience of customer safety management in a building safety environment
* An understanding of understanding customer safety in a building safety environment, including fire safety, gas and heating installations, electrical safety and Lift maintenance.
* Excellent knowledge of building safety legislation and regulations
