Building Surveyor – London (Ridge and Partners LLP)

Role overview
You will join Ridge’s multidisciplinary London team, providing professional building surveying advice across a range of sectors including commercial, education, residential, healthcare, leisure and public‑sector portfolios. The role focuses on condition surveys, dilapidations, maintenance planning, project management and technical due diligence, supporting clients through ownership, occupation, acquisition and disposal.
Key responsibilities
* Carry out condition, measured and pre‑acquisition building surveys, producing clear, client‑focused reports with defect diagnosis and recommendations.
* Prepare schedules of dilapidations (landlord and tenant), schedules of condition and reinstatement cost assessments for commercial and mixed‑use portfolios.
* Advise on maintenance and planned preventative maintenance (PPM) programmes, lifecycle costing and asset‑management strategies for client portfolios.
* Support project management and contract administration for refurbishment, repair and small‑to‑medium capital projects, including specification writing and monitoring works on site.
* Provide technical due diligence for acquisitions and disposals, identifying risks, compliance issues and capital expenditure requirements.
* Liaise with clients, architects, contractors, surveyors and other consultants to deliver integrated property and construction solutions.
* Contribute to Ridge’s commitment to sustainable, well‑managed places through practical, cost‑effective building‑management advice.
Experience and qualifications
* Chartered Building Surveyor (MRICS) or actively working towards MRICS with relevant PQE.
* Demonstrable experience in condition surveys, defect diagnosis, dilapidations and maintenance planning across commercial, education, residential or public‑sector sectors.
* Familiarity with standard forms of contract (e.g. JCT, NEC) and basic contract administration procedures.
* Strong report‑writing skills, with the ability to translate technical findings into clear, commercially relevant advice.
* Good working knowledge of building regulations, health and safety, and relevant statutory requirements.
* Comfortable working in a multi‑disciplinary consultancy environment and managing multiple projects to deadlines.
