Job SummaryReporting to the Head of the Property, the successful candidate will be involved in buying and selling freehold and leasehold residential property (occasionally involving unregistered titles), and associated mortgage procedures and other general property-related work.The TeamThe residential property team forms part of the larger Property team at Wilsons and comprises 1 partner, 1 senior associate, a trainee solicitor and 2 residential conveyancing assistants.Key objectives and responsibilities Handling sales and purchases of residential property for clients from start to finish, including dealing with all SDLT procedures as well as registration aspects.Reporting and responsible to the Head of Property in terms of client handling and financial/performance dutiesDealing with sales of property on behalf of Executors (in conjunction with the Probate department).Transferring properties for no consideration for tax planning reasons (in conjunction with the Private Client Department)Liaising with the family department to implement the property aspects of a consent order including arranging transfers of both property and mortgages and arranging for people to be released from mortgages. Undertaking voluntary first registrations on behalf of clients.Reconstituting titles for clients with missing title deeds. Dealing with basic Deeds of Covenant and Deeds of EasementDrafting Assured Shorthold Tenancies and giving advice regarding requirement to register deposits etc and handling other residential tenancy-related work.Acting as a first point of contact for reception for clients with property queries and giving telephone quotes.Use of HMRC online (for SDLT), LR portal, CMS and also knowledge of obtaining information online (such as planning documents from Councils and listing notices from English Heritage etc).Responsible for the archiving of completed files and storage of deeds.Supporting the Head of Property in any marketingProviding supervision for the more junior members of the teamCompetencies and ExperienceThe candidate will have an excellent knowledge of all aspects of residential conveyancing, including a knowledge of procedures for unregistered land and solid working knowledge of property lawExperience of handling own case load and dealing with clients and third parties unsupervisedExcellent IT Skills (inc. experience of Practice Management and Document Management SystemsLocationSalisbury, Wiltshire (Hybrid)Hours of work9.00 am – 5.00 pm Monday to Friday, 35 core hours per week, part-time hours consideredBenefitsCompetitive remuneration27 days holiday (pro-rated)Life assurancePrivate medical insurancePermanent health insurance PensionOptional benefits
