The Reality of the Role Please read before applying:
You must have worked in a Commercial Property Lettings / Management previously. Candidates without commercial property management experience will not be considered.
This is a hands-on, client facing, daily operations role (not a back-office admin position).
We are looking for a "doer"—someone who can manage a complex portfolio, handle tenants, landlords, contractors, negotiate commercial leases, and deal with collection of rents & service charges as well as maintenance issues.
If you are looking for a role where you just delegate tasks to others, this is not for you.

Key Responsibilities
You will be the operational backbone of the branch, covering Commercial Management, Residential Management, and Lettings.
* Commercial Property Management (essential): managing rent & service charge collections, rent reviews, lease renewals, and tenant relationships for our commercial portfolio.
* Residential Management: Overseeing the portfolio, ensuring timely rent collection, and managing the end-to-end maintenance process.
* The "Fixer": You are the escalation point for tenants, landlords, and contractors. You don't just report problems; you solve them.
* Compliance & Admin: Ensuring all legal documents, deposits, and safety certificates are watertight.
* Commercial Lettings: Placing adverts, conducting viewings, and negotiating deals for commercial units.
* Team Leadership: Acting as Line Manager for the team—monitoring attendance, performance, and keeping the energy high.
Who We Are Looking For
* Experience: Minimum 5 years in Property Management (Commercial experience is ESSENTIAL).
* Mindset: You must be highly organized but able to handle "organized chaos." You can switch focus instantly without losing your cool.
* Skills: Strong computer, numeracy and Excel skills are non-negotiable. You must be comfortable with client accounting and legal terminology.
* Transport: You must have your own car
* Character: Accountable, reliable, and thick-skinned. You take ownership of errors and fix them.

Job Types: Full-time, Permanent
Pay: £35,000.00-£40,000.00 per year
