Job Summary
The Residential Block Manager is responsible for the day-to-day management and administration of a portfolio of residential developments. The role ensures that leaseholders, residents, and freeholders receive a professional, efficient, and customer-focused management service in accordance with legislation, lease obligations, and best practice.
Key Responsibilities
Property Management & Compliance
* Oversee the effective management of residential blocks, including common areas, plant, and services.
* Ensure compliance with health & safety, fire risk assessments, insurance requirements, and statutory regulations.
* Organise and manage planned maintenance, repairs, and service contracts.
* Monitor contractors' performance and ensure works are completed to specification, budget, and timeframe.
* Attend weekly site weekly at one large development in Park Royal and then monthly site visits for the remaining smaller builds.
Service Charges & Budgets
* Work with our accounts department to review, and monitor annual service charge budgets.
* Authorise and monitor expenditure within agreed budgets.
Communication & Meetings
* Act as the main point of contact for leaseholders, residents, and freeholders.
* Attend Annual General Meetings (AGMs), Extraordinary General Meetings (EGMs), and residents' meetings as required.
* Prepare and issue management reports for AGMs/EGMs, including updates on budgets, maintenance, and compliance.
* Handle enquiries and complaints promptly and professionally.
Administration & Record-Keeping
* Maintain accurate property records, contracts, and compliance certificates.
* Manage leaseholder correspondence and statutory notices.
* Assist with lease compliance and enforcement where required.

Pay: £40,000.00-£48,000.00 per year
