Quantity Surveyor – Construction / Property Development
Location – Romsey
Rapidly expanding property development company has an urgent requirement for an experienced Quantity Surveyor to join their team located in central Romsey.
The ideal candidate will have at least 5 years proven experience of Quantity Surveying within Property Development, Construction, and New Home fields.
The Role
My client seeks a dynamic and delivery-focused Quantity Surveyor from within the Property Development / Construction / New Build industry to join their team in a key role supporting their continued growth.
As a Quantity Surveyor, you will provide quantity surveying services within the Commercial department on multiple projects, ensuring commercial procedures are followed to maximize project success. You will work closely with the project team to manage and report on all commercial risks and opportunities.
This position reports directly to the Commercial Manager and Business Owner.
Key Duties & Responsibilities
* Manage project subcontract procurement, ensuring maximum buying opportunities and best value through each subcontract order.
* Prepare value engineering schedules to identify opportunities for cost savings, liaising with design and technical teams, attending design meetings, and utilizing group procurement agreements.
* Oversee subcontract account management, including valuations, variations, contra charges, and final account statements.
* Review project risk and opportunity schedules regularly, collaborating with the team to identify potential impacts on costs.
* Produce quarterly Cost Value Reconciliation reports and update cashflow forecasts for housing revenue and construction costs.
* Administer subcontractor vetting, including SMAS approval, credit checks, insurance, CIS, and bank details, in collaboration with accounts.
* Manage housing contracts and ensure third-party rebate information is collected for indirect spend.
* Conduct regular site visits to review subcontract valuations and progress, presenting updates to the employer’s agent.
* Support prompt resolution of subcontract disputes, preparing relevant correspondence.
Experience
* Degree in Quantity Surveying or similar qualification
* Ability to interpret drawings, programmes, and specifications, with good knowledge of construction processes
* Experience managing housing development projects
* Proficiency with measurement tools like Bluebeam
* Strong IT skills, including Coins and MS Office (Excel, Word)
* Excellent communication skills, both written and verbal
* Organized with proven workload prioritization skills
* Ability to work collaboratively across project teams
* Interest in construction technologies and project risk management related to environmental, social, and governance factors
* Full UK Driving Licence
