Job Title: Freelance Site Manager – Structural Cut & Carve (Landlord Works) Location: London, UK Duration: 6 weeks (Immediate start) Type: Freelance / Contract Day Rate: £(Apply online only) per day About the Role: We are seeking an experienced and hands-on Freelance Site Manager to oversee and coordinate a high-spec landlord construction project in Central London. The scope includes basement conversion, roof lift shaft extension, and detailed cut-and-carve structural works. This is a 6-week contract, ideal for a seasoned professional with a strong background in built environment projects and structural alterations, particularly in occupied or sensitive urban environments. Key Responsibilities: * Oversee day-to-day site operations, ensuring all works are delivered safely, on time, and to spec. * Coordinate and manage skilled labourers, subcontractors, and specialist trades. * Monitor progress on basement conversion, roof extension/lift shaft, and structural cut-and-carve. * Liaise with engineers, architects, and client reps to resolve site issues proactively. * Ensure adherence to health & safety regulations and enforce CDM standards on site. * Conduct site inductions, toolbox talks, and maintain daily site records. * Manage logistics, site access, and material deliveries with minimal disruption to tenants or neighbouring properties. * Report progress and potential issues to the landlord/client team regularly. Requirements: * Proven experience as a Site Manager on structural alteration and cut-and-carve projects (especially in London). * Strong knowledge of basement construction, temporary works, and roof structure modifications. * Able to read and interpret technical drawings and structural designs. * Comfortable managing skilled trades and ensuring high standards of workmanship. * Excellent communication, organisational, and problem-solving skills. * CSCS card, SMSTS (or SSSTS), and First Aid certified. * Own PPE and tools (if needed for hands-on involvement). Preferred Experience: * Projects involving landlord enabling works in commercial or mixed-use buildings. * Working in tight urban sites or near occupied properties. * Familiarity with local authority regs and building control liaison in London
