The role:
1. Demonstrate an excellent level of technical knowledge of Residential Property Management
2. Experience of following processes and procedures to ensure that properties are being managed in line with company standards.
3. Review and tender service contracts.
4. Approve invoices in line with company timeframe.
5. Ensure our blocks and sites are compliant from a Health and Safety point of view.
6. Ensure contractors are delivering a service to help us support a wow service to our tenants and take action when they don’t deliver.
7. Ensure our CRM system is kept up to date with all comms, reports, and assessments.
8. Provide regular site inspection reports and ensure any issues are raised and works completed within SLA’s.
9. Meet contractors on site when required.
10. Carry out and oversee Section 20 consultations on long term agreements and qualifying major works.
11. Prepare service charge budgets, review and report on expenditure and monitor arrears monthly whilst keeping all tracking systems up to date.
12. Facilitate the handover over of new build apartment blocks and estates to ensure they are compliant, budgets approved and services in place ready for new tenants moving in
The successful candidate:
13. At least 2 years’ experience in a Block Management role
14. Ideally an IPRM qualification
15. An approach to service that keeps customers happy and close.
16. A natural tendency to look for – and find – solutions to problems.
17. Excellent numeracy and literacy skills and an excellent attention to detail
18. The ability to communicate clearly, simply, and effectively in writing and in person.
19. Experience of reviewing financial data and accounts and setting service charge budgets
20. The organisation gene that means you use your time well and prioritise tasks wisely.
21. Knowledge of relevant legislation and a habit of staying up to date
22. Initiative and influencing skills.
23. Experience of working as part of a successful team
24. A clean driving licence.

26. Proficient IT skills and experience of using property management software.
27. The ability to motivate other members of a team and inspire high performance.
28. Experience of managing contractors and budgets (desirable)
