THE DEPARTMENT
The Advisory Department is led by Josh Myerson and comprises 5 teams: Valuation & Asset Advisory, Development Advisory, Rating Advisory, Residential Valuation Advisory and Strategic Advisory.
Advisory comprises of over 130 experts across all 3 of our national offices and so benefits from a huge critical mass of expertise and a diversity of experience. Projects can range from:
* Problem solving with valuation at its core
* Place-making’ the evolution of our town centres where we advise owners on asset management and repurposing
* Strategic development advice to the public and private sector on delivering their medium to long term objectives
* Minimising the costs of re-development for some of London’s largest developers through rating strategy;
* Supporting developers value land be that for viability, acquisition, disposal or strategic advice
* Helping the owners and occupiers of major portfolios secure the correct model both operational and financially through valuation, strategic thinking and problem solving
* Innovating through valuations of some of the most interesting public and private property portfolios spread across the firms key sectors of Town Centres, Healthcare, Housing and London
Advisory is about extracting and unlocking value, interpreting policy to maximise benefits for our clients, counselling clients to achieve their goals and objectives, supporting clients critical thinking to improve the performance of their assets and simplifying complex problems and creating solutions
THE TEAM
This role is within our profitable and market-leading Valuation & Asset Advisory (VAA) team comprising 24 Registered Valuers and contributing c.£7.25m (>10%) to the Partnership’s turnover. It is divided into a ‘Specialist’ Valuation workstream, ‘Commercial’ Valuation workstream and Asset (& Investment) Advisory workstream.
The team offers a focused yet varied range of services for the public and private sectors, including asset valuations, purchase and disposal reports, option appraisals, secured lending valuations, credit reports, feasibility assessments, portfolio strategy support, overage and clawback assessments and expert witness advice. The common theme being that all of these have valuation at their core.
The team has ambitious growth plans given the increasing demand for its services from a combination of existing and new clients.
The role will include:
Developing one of the most important transferrable skills for a surveyor – valuation. The flexible in-depth knowledge you can develop in this team is industry-leading;
• Developing valuation and strategic reporting skills;
• Collaborating with other ME Departments outside of Advisory – working with planners and agents across target sectors;
• Engaging in appropriate Client Relationship Management and Business Development initiatives and be expected to liaise with clients directly to develop you personally and professionally; and
• Joining a team where there are no glass ceilings to restrict your ambition and a track record of organic career progression – 4 of the 7 partners in VAA originally joined as graduates or surveyors.
Self-determination and motivation to succeed are key but these will be recognised with progress and reward. You will be encouraged to engage in appropriate business development and will be an important member of the team as it continues to maintain its strong reputation in market and to grow both market share and fee income.
Responsibilities
THE ROLE
VAA is seeking an exceptional and enthusiastic Surveyor / Senior Surveyor to join its successful and growing Specialist Valuation workstream.
The scope of the role is varied, noting that the Specialist team act for a wide range of clients spanning both public and private sectors. This includes working on prestigious large valuation mandates such as the £3bn NHS PS portfolio, and various Healthcare Trusts, central Govt departments including DIO and £60+bn DfE Academies portfolio and Local Authorities across England including associated bodies such as TfL and Police and Crime Commissioners. With respect to private sector mandates, we work closely with the likes of McDonalds, the Premier League, various football clubs, whiskey distilleries, affordable housing providers and a number of Property Companies that require specialist and cash flow orientated valuations.
As such, this is a unique opportunity to develop new skillsets within the specialist valuation sector, whilst still having exposure to more typical commercial asset classes. We are constantly developing our offering within the Specialist valuation team which has seen us become one of the Country’s leading advisors. A summary of the role is as follows:
• Being challenged through a wide variety of interesting and complex work, including undertake valuations of all types of commercial property for purposes such as financial reporting, acquisition, disposal.
• Be an integral part of the team’s business development aspirations by representing the firm at networking events and participating in regular client entertainment activity. The role is client facing and you will actively be encouraged to broaden your professional network and enhance client relationships;
• Become an Advisor to clients. At Montagu Evans, many of our clients choose to instruct us over the larger firms because of the quality of service we offer and the longstanding consultancy advice we provide which forms lasting relationships and repeat instructions;
• Help you transition from a technical adviser to business winner – in the last 5 years VAA has won some of the largest and most high profile mandates in the firm. Many are multi-service so you will regularly collaborate with other ME Departments outside of Advisory including Development, Planning and CAA;
• Receive industry-leading training from some of the most experienced valuers in the UK, including partners who are actively involved in the development of RICS valuation policy;
• Be properly rewarded for your efforts with a transparent fee earning system with individual targets that contribute to the wider VAA fee targets.
MAIN DUTIES, RESPONSIBILITIES, ACCOUNTABILITIES
• Undertaking valuations within the Specialist Valuation team including; depreciated replacement cost valuations, development appraisals, cashflow models and investment valuations;
• Preparing high quality Red Book valuation reports and written advice for clients;
• Carrying out property inspections and measurement;
• Liaising directly with clients throughout each instruction to provide updates on progress and to discuss the rationale behind your valuation;
• Keep up-to-date with office, retail and industrial market activity through research and liaising with agents in the market, both internally and externally;
• Actively driving the team’s business development aspirations and raising the external profile of VAA team by attending networking events and participating in client entertainment activities;
• Enjoy being part of a very sociable team with numerous social events hosted throughout the year across the firm;
• To assist with training and development of more junior colleagues and working with graduates develop their skills and prepare for the APC;
• Working collaboratively with other teams within Advisory and the wider business;
• Any additional duties as reasonably requested.
Qualifications
DESIRED KNOWLEDGE, SKILLS, EXPERIENCE & QUALIFICATION
• MRICS qualified and being an RICS Registered Valuer
