An exciting opportunity has arisen for an experienced Commercial Manager to take the lead on a landmark 600-unit mid to high-rise RC frame residential development in South West London.
The Role:
As Commercial Manager, you will act as the commercial lead for this major scheme, overseeing all financial and contractual aspects from pre-construction through to completion. With construction due to commence in Q4 2026 and final handover expected by mid-2029, this is a high-profile, multi-year project offering long-term stability and the opportunity to deliver a significant London development.
You will be responsible for managing a team of five, including Assistant Quantity Surveyors, Quantity Surveyors, and a Senior Quantity Surveyor, ensuring robust cost management, procurement, contract administration, and reporting throughout the project lifecycle.
Key Responsibilities:
Lead all commercial aspects of the development, ensuring profitability and risk are effectively managed
Manage, mentor, and develop a high-performing commercial team
Oversee procurement strategy and subcontractor management
Work closely with project management, technical, and operational teams
Produce and present cost reports, forecasts, and valuations
Ensure compliance with contract requirements and company procedures
About You:
Proven experience as a Commercial Manager or Senior QS on large-scale residential projects, ideally RC frame developments
Strong leadership and team management skills
Solid understanding of UK construction contracts and procurement routes
Excellent financial acumen and negotiation skills
Proactive, detail-oriented, and confident in reporting to senior stakeholders
