Overview
To ensure all environmental conditions are maintained at all times with regard to critical building systems. To carry out PPM tasks and reactive and breakdown works to all M&E systems within the site. Engineers must be able to demonstrate relevant knowledge of Air conditioning, UPS, Generators, LV systems, including fault finding using graphical information and current alarm data.
Key Responsibilities
* Ensure that routine PPM is carried out to all mechanical & electrical plant in accordance with Site task schedules and asset lists.
* Complete reactive tasks throughout the building and proactively highlight areas for improvement, including concessionary stores and fabric items.
* Ensure subcontractors perform to contract requirements; administer subcontractor work approvals and safe operation during repair or service on site.
* Operate a Permit to Work System in accordance with BGIS Quality, Health & Safety procedures and client requirements.
* Swiftly remedy plant faults and defects to maintain plant in serviceable order at all times.
* Ensure suitable spares are available; provide parts lists and estimated timescales for remedial works.
* Complete and pass relevant paperwork for reactive and breakdown works to the contract administrator without delay.
* Prepare and use Method Statements and Risk Assessments for all tasks to ensure safe working practices.
* Develop a good working relationship with BGIS staff, subcontractors and client representatives.
* Provide a Safe and Healthy working environment, including wearing uniform and PPE at all times.
* Maintain a professional image of BGIS to clients at all times.
* Keep BGIS plant rooms locked and clean; supervise and monitor subcontractors on site.
* Ensure assigned tasks are actioned and completed, with appropriate H&S awareness/implementation.
* Maintain awareness and compliance with contractual KPIs/SLA’s.
* Keep the Computer Based Maintenance system (e.g., Maximo) up to date and close PPM and reactive tickets with accurate data.
* Any other task as directed by Site management. Ensure near-miss reports, dynamic risk assessments and site activity records are produced, and escalate non-compliance as necessary.
* Proactively check operation of the LOTO system in line with BGIS Quality, Health & Safety procedures and client requirements.
* Oversee building environmental conditions using the BMS system and maintain acceptable internal conditions.
