We're launching a major spa project that will shape the future of Bishopstrow House Hotel & Spa. We're looking for a hands-on Property Manager (Maintenance) to protect the property, keep standards sky-high, and lead maintenance through an exciting period of change.
We are seeking a hands-on, experienced, and strategically minded Property Manager to lead all maintenance and facilities operations across the hotel and its extensive spa facilities, including indoor and outdoor environments.

In return what you'll be doing as Property Manager- you'll lead all maintenance and facilities operations across the hotel and spa (indoor & outdoor), balancing planned preventative maintenance with fast, high-quality reactive repairs.
* Own and manage the annual maintenance budget (monthly updates, forecasting, cost control)
* Protect capital investment by maintaining assets, systems and facilities to a luxury standard
* Lead and improve the PPM programme to reduce breakdowns and disruption
* Deliver reactive maintenance across rooms, public areas, back-of-house and spa facilities
* Be hands-on when needed: basic plumbing, carpentry, patch plastering, general repairs
* Carry out inspections/walk-rounds to spot issues early and prevent repeat defects
* Maintain essential stock (paint, grout, sealant, fittings, etc.)
* Create and deliver a painting & decorating plan to keep the hotel looking exceptional
* Lead, develop and rota-plan the maintenance team
* Manage contractors and plan works around hotel/spa operations
* Take full ownership of H&S compliance: risk assessments, audits, statutory testing, fire safety, water safety (incl. Legionella)
What you'll bring:
* Experience in a senior maintenance/facilities role (hotel/spa/leisure ideal)
* Strong budget management and commercial awareness
* Solid technical knowledge: building fabric, M&E, pools/spa plant, PPM best practice
* Confident with H&S and compliance (Legionella knowledge a plus)
* Leadership skills and a calm, organised approach
* Qualifications in engineering/technical discipline (desirable)
