As our property management division continues to rapidly expand across New Zealand, we’re on the lookout for an experienced, high-performing Property Manager to join our Christchurch team.

The Role
As a Property Manager, you’ll take full ownership of a portfolio of 100–150 residential properties, ensuring every home is well-maintained, tenanted and delivering strong returns for investors. Key responsibilities include:
* Oversee day-to-day operations, including maintenance and repairs.
* Conduct regular inspections and implement proactive upkeep.
* Coordinate contractors and ensure cost-effective, high-quality work.
* Maintain detailed property, compliance and financial records.
Tenant & Investor Relationships
* Build strong, trust-based relationships with tenants and landlords.
* Resolve issues quickly, professionally and with care.
* Provide strategic advice to maximise investment returns.
* Support long-term tenant retention and satisfaction.
Leasing & Rent Management
* Market and lease properties to high-quality tenants.
* Manage applications, screenings, lease agreements, renewals and terminations.
* Ensure timely rent collection and legal compliance.
* Keep landlords updated on market trends and pricing insights.
Compliance & Risk
* Ensure all properties meet health, safety and legal requirements.
* Stay current with the Residential Tenancies Act (RTA).
* Handle inspections, insurance claims and risk mitigation proactively.
Business Growth
* Identify and onboard new property management opportunities.
* Help grow our Christchurch portfolio through investor engagement.
* Collaborate with marketing on property promotions.
* Build networks and stay across local property trends.
What You’ll Bring
* Experience managing 100+ properties in a residential portfolio.
* Deep understanding of property compliance and the RTA.
* Exceptional communication and relationship-building skills.
* A proactive, solutions-focused mindset.
* Full New Zealand driver’s license (essential).
