Lettings Manager – Cromer

We are Cromers fastest growing estate agency, led by a knowledgeable team with a strong reputation in the local property market. As our portfolio continues to grow and we move forward with ambitious expansion plans, we are seeking an experienced and driven Lettings Manager with a clear focus on business development to join our dynamic office.

The Role

This is a key position within the company, responsible for managing and developing the lettings department. You will oversee the entire rental process, from initial valuation and marketing through to move-in, ensuring a seamless and professional experience for both landlords and tenants.

The ideal candidate will be highly organised, detail-oriented, and confident in managing compliance requirements. Alongside operational management, there is a strong emphasis on generating and converting new business. Our office benefits from a steady flow of inbound enquiries, so the ability to effectively nurture and close leads is essential.

Key Responsibilities

* Overseeing the daily operations of the lettings department
* Leading, supporting, and motivating the team to achieve and exceed targets
* Managing the full lettings journey from appraisal to tenancy commencement
* Ensuring all activities comply with current lettings legislation and industry regulations
* Developing and maintaining strong relationships with landlords, tenants, and contractors
* Driving portfolio growth through proactive prospecting, networking, and marketing
* Working closely with the Lettings Negotiator on property viewings, applicant feedback, and landlord updates
* Maintaining accurate and compliant property and tenancy records
* Handling landlord and tenant queries efficiently and professionally
* Preparing tenancy agreements and associated documentation
* Coordinating property maintenance and readiness with contractors
* Monitoring local market trends to advise on rental values and demand

About You

* Minimum of 4 years' experience in lettings management
* ARLA / Propertymark qualification (desirable)
* Thorough understanding of lettings legislation and compliance
* Demonstrable success in winning new instructions and expanding portfolios
* Strong leadership, negotiation, and communication abilities
* Commercially minded, proactive, and target-driven
* Full UK driving licence
* Committed to delivering outstanding customer service
