todetailandhaveapositiveattitudetowardswork.Therightcandidatemustbeabletoworkon
theirowninitiativeandworkaspartofateaminfastpacedworkingenvironment.

Requisites:
PropertyManagementwork-basedexperienceforatleast2-3years(preferIRPM)
AbletoreadandunderstandLeases
GoodworkingknowledgeofLandlordandTenantlegislation
Excellentorganisationskills
Abletocommunicateclearlyandabletoconstructownlettersasandwhenrequired
KnowledgeofMSOfficeandgooduseofcomputersoftwarepackages
Cleandrivinglicence-useofowncarifpossiblebutnotessential
Theinitialresponsibilitieswillinclude:
Dealingwithtelephoneenquiriesandwrittencorrespondencefromlessees
Dealingwithandarrangingdaytodayreactiveworks
Undertakesiteinspectionsandcompletethoroughsiteinspectionreportsidentifyingscope
ofworksneededtobecompletedonaprioritybasis
IssuingWorksOrderstocontractorsandserviceprovidersthenensuringsuchcompleted
reasonablyandtogoodstandardandwithinbudget
Supervisionofexistingservicecontractsandprovidersinplacewhichdealwithdaytoday
activitiessuchasbutnotlimitedtoLandscape,gardeningworks,communalcleaning,
generalmaintenanceandrepairsetc.
Preparingascheduleofplannedworksandmaintenanceprogrammeandabilitytoensure
suchcompletedwithinbudgetandtogoodstandard
DraftingandissuingS20consultationnoticesformajorworks
Liaisingandconversewith3rdpartyprofessionals,suchasSurveyorsandBuildingContractors
toensureagreedqualifyingworkscompletedtogoodstandardandwithinbudget
Assistwithprovidingfeedbackandrecommendationswithregardstosettingservicecharge
budgets
AttendmeetingswithLesseesandResidents,abletotakenotesandfollowuponagreed
actionpointsdiscussedsomemeetingswillbeoutsideusualofficehours
Supervise3rdpartystaffandoragenciesprovidingcaretakingandorconciergeservices
KnowledgeofrequiredRiskAssessmentsneededtobeundertakenabilitytounderstand
suchreportsandensurenotedworkscompletedtoreasonablestandardandwithinbudget.
