MAIN DUTIES & RESPONSIBILITIES:
Responsible to: Maintenance Manager
Main Duties and Responsibilities:
Under the direction of the Maintenance Manager, you will undertake various reactive and planned tasks, prioritised in order of need. Along with gas engineering and plumbing tasks, these include: turning around void rooms as residents move on, maintaining communal areas, retail and office spaces and carrying out necessary repairs.
* Carry out installation work, servicing, testing, repairs and upgrades to heating systems in IMPAKT properties – ranging from multi- bed-space projects to 1-bed flats.
* Undertake necessary emergency works to keep residents and properties safe.
* As a registered gas engineer, you will ensure all works comply with Gas Safe standards.
Additional tasks may include:
* Property renovation, repairs and maintenance
* Support the team with basic kitchen & bathroom installation – tiling/ worktops/ plumbing/ plastering etc.
* Prepare and decorate residents' rooms/ building flat-pack furniture prior to being let
* Maintain communal areas, outbuildings, retail projects and staff offices
* Resolve problems that will result in the increased damage to the building if not attended to e.g. water leaks
* Basic plumbing tasks, including maintaining water & waste systems/ drains
* Using health and safety knowledge and experience to work within agreed risk and method statements (RAMS)
* Undertake routine health & safety checks/ testing as and when they are due, e.g. fire panels/ emergency lighting/ legionella etc.
* Maintain equipment, clean down tools supplied to carry out works and undertake daily and weekly checks on allocated vehicle as directed.
* Update records of works as required
Additional Duties and Responsibilities:
Be part of an out-of-hours service on an on-call rota basis with the team to support with maintenance emergencies
* Be flexible to the changing needs of the organisation and its service users.

* Promote the aims, purposes, mission and services delivered by the organisation.

* In addition to the duties set out in this job description the post holder may at times be required to undertake additional or other duties to meet the needs of the organisation

SKILLS & EXPERIENCE REQUIRED:
Experience & knowledge:
Installing, maintaining and repairing gas heating systems. Essential
Troubleshooting issues, conducting inspections and issuing Gas Safe Certificates Essential
Experience, Knowledge & competence to head up gas engineering/ plumbing works on-site with particular reference to site safety Desirable
Experience in the use of a multitude of power tools (Jigsaws, circular saws, angle grinders, drill drivers, power SDS drills, chop saws, routers and use of a variety of hand tools Desirable
Good cross trade experience in the building / maintenance trade Desirable
Experience of raising orders and ordering suppliers Desirable
Education and Qualifications:
Formal training with a recognisable qualification – i.e. L3 Diploma in Gas Utilisation Installation and Maintenance Essential
Member of the Gas Safety Register & ACS Certificate of Competence Essential
First Aid At Work Certificate Desirable
