Job Responsibilities
* Manage all cost-related items for the Build Project, aiming to minimize costs and enhance value for money while maintaining quality standards.
* Prepare budgets for the region, monitor them throughout projects, including monthly valuations and material assessments on sites.
* Analyze and monitor preliminary and maintenance expenditures for the region.
* Prepare tender schedules, analyze tenders, and recommend preferred suppliers to management. Source local suppliers, negotiate terms, and suggest alternatives within the region. Prepare budget costs, documents, and monitor progress to project completion.
Day-to-Day Activities
* Coordinate with site agents to address issues such as problems, shortfalls, or theft of materials.
* Verify invoices against delivery tickets and orders, ensuring proper authorization procedures are followed.
* Collaborate with Head Office to utilize national agreements and compare order rates.
* Create clear, understandable schedules for all relevant parties.
* Price and prepare sales extras and incentives.
* Develop tender documents for subcontractors and material suppliers.
* Photocopy drawings and specifications as needed.
* Analyze tenders and recommend preferred subcontractors and suppliers to management.
* Negotiate orders and variations with subcontractors and suppliers.
* Prepare interim valuations and payments, ensuring proper procedures.
* Attend subcontractor and site meetings.
* Ensure all invoice and subcontractor payment documentation is complete and authorized.
* Develop budgets and monitor them through to project completion.
* Perform cost-to-value reconciliations and month-end valuations.
* Conduct bank valuations and site material assessments.
* Monitor maintenance costs and report monthly against budgets, including material acquisitions.
* Assist in reviewing sales brochures and similar materials.
* Support year-end audits and accounts preparation.
* Assist in land appraisal preparations and submissions.
* Calculate costs for sales extras and incentives for the Sales Department.
* Coordinate with Local Authorities and Legal Teams on sectional agreements, certificates, and bond recoveries.
* Supervise surveyors and assistant surveyors, providing guidance as needed.
* Prepare and agree on final accounts with subcontractors, suppliers, and housing associations.
* Collaborate with the Technical Manager before and during project execution.
* Prepare buying gain sheets and cost-to-complete exercises for projects.
Knowledge & Specific Job Skills
* Experience in house building.
* Strong construction background and practical knowledge.
* Proficiency in IT, particularly Windows and Excel.
* Excellent communication skills, both verbal and written.
* Interpersonal and negotiation skills.
* Ability to follow instructions from senior staff efficiently.
* Strong organizational and prioritization skills.
* Experience in pre-measure and re-measure of work packages.
* Scheduling materials prior to procurement.
* Familiarity with COINS accounting system.
