Job Description
As a Property Manager, you will be responsible for overseeing the day-to-day operations of the apartment communities, ensuring they operate efficiently and profitably. Your primary focus will be on providing exceptional customer service to our residents while maximizing the property's revenue potential. The position reports directly to the Regional Manager.
The Property Manager’s primary responsibilities include but are not limited to:
* Managing all aspects of property operations, including leasing, rent collection, maintenance, and resident relations.
* Developing and implementing effective marketing strategies to attract and retain residents.
* Conducting thorough market research to determine rental rates and maintaining competitive pricing strategies.
* Hiring, training, supervising, and motivating a dedicated team of leasing consultants, maintenance technicians, and administrative staff.
* Collaborating with the maintenance team to ensure timely completion of work orders, move-ins, and maintenance requests.
* Overseeing lease renewal processes, negotiating lease terms, and striving to maximize resident retention.
* Conducting regular property inspections to ensure compliance with company standards and local regulations.
* Maintaining accurate records of financial transactions, preparing budgets, and analyzing financial performance.
* Resolving resident concerns and maintaining a positive community atmosphere.
* Having a valid driver’s license.
* Previous experience in the multifamily apartment industry is highly preferred.
* High school diploma is required; post-secondary education in business or property management is a plus.
Skills, Knowledge, and Abilities
* Excellent computer, verbal, math, and reasoning skills.
* Strong negotiating and sales abilities.
* Leadership, interpersonal, and organizational skills.
* Effective time management and attention to detail.
* Proficiency in Microsoft Office and property management software such as Onesite, Yardi, RealPage, among others.
* Knowledge of internet, email, social media for marketing.
* Ability to handle multiple projects and tasks, cope with stress, and work independently or collaboratively.
* Flexible to work evenings, weekends, and holidays as needed.
