Overview
We are looking for a Senior Asset Surveyor to lead on the commission and management of various professional services, delivery of the stock condition programme, manage resident permissions and diagnose and resolve complex issues. We are Settle, with a 2030 strategy focused on delivering high-quality homes and excellent service to residents across Hertfordshire, Bedfordshire, Buckinghamshire, and South Cambridgeshire.

Responsibilities
* Take ownership and manage a small team to collate and improve the data used to plan and deliver investment programmes.
* Own and manage the end-to-end process for property permissions and Aids & Adaptations, from application to completion, ensuring compliance and high levels of customer service.
* Manage a team of stock condition surveyors and the surveying strategy to achieve and maintain 100% stock condition data within the previous 5 years, reviewing and developing survey information to support better investment planning.
* Manage unique and/or complex works delivery as required, including defects and claims under warranties.
* Ensure HHSRS actions are classified correctly by stock condition surveyors and reported and managed in accordance with agreed procedures.
* Provide technical guidance on complex property issues and post-inspection support to ensure quality and compliance.
* Act as a senior point of contact for residents regarding technical issues, ensuring clear and prompt communication while complying with legislation.
* Investigate building issues and defects and recommend remedial actions and proposed programming.
* Ensure all works and services are procured and delivered in accordance with resident consultation and leasehold section 20 where applicable.
* Collaborate across the business to maximise access opportunities for surveys.
* Liaise with the Customer Resolution team to assess and respond to asset/property-related complaints.
* Maintain up-to-date knowledge of stock condition to ensure homes are safe and well maintained.
* Ensure accurate decent homes reporting and that planned investment programmes mitigate homes from falling into non-decency.
* Identify continuous improvements in asset data capture and data maintenance in collaboration with internal teams.
* Prepare programmes of investment for capital and revenue expenditure to achieve value for money.
* Monitor the storing and quality of building information arising from new builds and asset investment programmes.
* Commission surveys and invasive works through existing suppliers or agreed routes to support asset understanding and investment decisions.
* Lead procurement exercises for works and services in line with internal procedures and procurement regulations.
* Carry out regular reviews with contractors and manage performance against KPIs and SLAs.
We Are Looking For Someone Who Has
* Relevant qualification in a construction-related field; working towards Member or Associated Member of RICS/CIOB.
* Full UK driving licence and use of a vehicle for work purposes.
* Excellent communication and interpersonal skills, with the ability to translate technical issues into resident-friendly solutions.
* Experience working collaboratively with both technical and non-technical teams.
* Experience in building surveying within a social housing environment or similar.
* Understanding of housing legislation, landlord responsibilities, and health and safety requirements.
* Experience of contractor management.
* Strong written and verbal communication, analytical and problem-solving skills.
* Awareness of and ability to apply Building Regulations.

Our Future
