We’re excited to offer a newly created opportunity for a talented and motivated Team Leader – Property Lettings to join Cross Keys Homes. This is your chance to step into a fresh role where you can truly make your mark, shaping how we deliver exceptional lettings services and ensuring customers have a smooth, positive journey into their new homes.
At CKH, we’re committed to delivering high‑quality homes and outstanding customer experiences. As our new Team Leader, you’ll guide a dedicated team and take ownership of delivering an efficient, customer‑focused lettings service that supports our communities and strengthens our reputation.
In this key leadership role, you will:
1. Lead and motivate a diverse team, ensuring excellent customer service at every stage of the lettings journey.
2. Manage the full lettings process — from vacancy management to allocations, garage lettings, and mutual exchanges.
3. Minimise void periods and drive improvements in key‑to‑key times.
4. Provide expert guidance on legislation, policies, and best practice.
5. Oversee budget management, forecasting, and reporting.
6. Produce high‑quality performance reports and insights for senior management.
7. Build strong relationships with internal teams, partner agencies, local authorities, and external stakeholders.
8. Support customers requiring temporary or emergency accommodation.
9. Champion customer engagement and ensure service improvements reflect customer insight.
You’ll bring:
10. Solid understanding of property law, landlord/tenant legislation, nomination agreements, and lettings best practice.
11. Background in housing or property management, ideally in a regulated environment.
12. Proven success in leading high‑performing teams.
13. Strong IT skills (Microsoft applications).
14. Experience with complaint handling and delivering customer‑focused services.
You’ll be:
15. A confident decision‑maker with strong problem‑solving skills.
16. An excellent communication — written, verbal, and presentation.
17. Have the ability to influence across teams and build strong working relationships.
18. Highly organised, adaptable, and able to work to tight deadlines.
19. Comfortable analysing data and reporting on KPIs.
Qualifications:
20. Relevant vocational qualification or diploma.
21. CIH Level 3 or 4, or working towards (desirable but not essential).
Additional information:
22. Full clean UK driving licence.
23. Access to an insured vehicle for business use.
24. DBS Check required
