Our Site Operations Director plays a pivotal role, as they oversee the management of approximately 650,000 sq. ft. of space spread across 29 locations in EMEA and handle $30M in operating expenses. The person in this role will have the unique chance to shape the workplace experience, drive operational excellence, and ensure our regional sites align with both employee needs and business growth.
In this role, you will be:
1. responsible for delivering the vision for each EMEA site, ensuring alignment with our global strategy.
2. Building strong business relationships at the site level will be crucial for anticipating and resolving any space, service, and operational needs.
3. You will serve as the primary point of contact for all employee workplace functions, including Operations, Real Estate, Projects, and more, across these sites.
4. Leadership and oversight are key as you will manage the EMEA Site operations team of 5, including an outsourced facilities management team.
5. Managing all site financials, budgets, forecasts, and capital projects with accuracy and accountability
6. You will partner with Global Safety & Security on incident management, emergency response, and workplace safety, enhancing the site experience by overseeing services such as wellness, catering, and other on-site services
7. You will lead change management initiatives to minimise disruption to business operations and oversee site-level M&A integration, consolidations, or closures.
8. Driving sustainability initiatives and embedding them into daily site operations will be a significant focus, as well as implementing and coordinating global employee workplace programs and initiatives locally.
9. You will partner with employee workplace teams to shape real estate strategy, workplace design, and site services, establishing and accomplishing occupancy and space planning strategies, including scenario planning for metro-level growth.
10. As the owner’s representative for site projects, you will ensure delivery against key metrics with strong cross-functional alignment. Collaboration with the broader employee experience (HR) organisation and IT to enhance the employee workplace experience is also a key aspect of this role.
To be successful in this role, you need;
11. a minimum of 10 years of professional experience, including at least 5 years in a regional facilities management, operations leadership, or senior leadership business relationship management role with multi-site responsibility.
12. A proven ability to build strong relationships, align and foster collaboration with diverse collaborators across regions, functions, and cultures is essential.
13. Experience in managing workplace transformations with a focus on minimising disruption and maintaining employee engagement is also critical.
14. An exceptional customer service approach, outstanding communication, influence, and negotiation skills are necessary to build trust and get results.
15. You should have demonstrated expertise in leading cross-functional, multidisciplinary teams, both directly and through vendor management, in a fast-paced and complex environment.
16. Strong financial competence, with experience in developing budgets, managing operating expenses, and building data-driven business cases for senior executives, is vital.
17. Excellent judgment and relationship-building skills, with the ability to influence collaborators across geographies and organisational levels, are also important.
18. A track record of driving innovation, process improvements, and organisational efficiencies within facilities or workplace operations is highly valued.
19. Strong problem-solving and analytical abilities, with the capability to identify issues, evaluate alternatives, and implement solutions effectively, will be crucial.
20. Lastly, a passion for sustainability and workplace experience, with an ability to embed these priorities into day-to-day operations and long-term strategies, is essential.
