Base pay range
As a maintenance operative you will be responsible for undertaking both planned and reactive maintenance. The purpose of the role is to carry out the day‑to‑day maintenance supporting the Contract, Supervisor or Management ensuring the client’s assets are maintained in a safe, efficient, and functional order. You will be extremely well organized and possess the ability to work to agreed timescales, respond to emergency situations, and work well as part of a team as well as on one initiative.
Key Responsibilities
* Maintaining and keeping in good repair the client’s mechanical & electrical systems along with all associated component parts.
* Reviewing and checking on sub‑contractor performance when on site undertaking specialist service visit or repair works.
* Maintaining a safe and healthy workplace.
* Completing simPRO / instruction sets ensuring that each line entry on the instruction set is annotated that the step is completed with a photograph when the planned maintenance was completed.
* Logbook record keeping upon the client’s electrical, mechanical water systems including health and safety are completed and up to date.
* Bringing to the attention of the Supervisor and Management any issues with completing Statutory Planned Maintenance where Statutory Planned Maintenance cannot be completed.
* Maintaining comfortable environmental conditions always via the HVAC plant for the client.
* Reactive repairs to plant and equipment failure as and when required, fault finding on the client’s mechanical and electrical systems and responding to BMS alarms & utilizing the system for first line diagnostics.
* Bringing to the attention of the Supervisor and Management any potential hazards discovered whilst completing maintenance.
* Having full knowledge and operation of all plant and services for which you are responsible, which includes the following operating procedures:
* Preparation of plant start‑up.
* Plant start‑up (normal and emergency).
* Running checks. Plant change‑over.
* Plant shutdown (normal and emergency).
* Fault finding. Optimum plant run times.
* To undertake regular housekeeping walk‑round of the client’s premises to ensure: Plant rooms are clean and tidy; No health and safety issues are present; Plant is working as per building specification; Effective and courteous liaison with both the client and the end users, with good written and verbal communication skills.
* To carry out maintenance, repair, and small installation tasks as directed by the contract, Supervisor and Management.
* Maintain records and documentation pertaining to Health & Safety, building compliance and Quality Assurance: Test Reports; Service Reports.
* To maintain and develop good team relationships.
* Keeping the Business Support and Supervisor informed of all work progress.
* Communicating impact of maintenance, repair and installation activities prior to their execution across the client’s assets.
* To impart skills or knowledge to all for the purpose of safe and continuous operations across all sites.
* Good communication between team members and other engineering teams to encourage a professional, courteous and helpful manner to our clients.
* Bringing to the attention of the Supervisor and Account Manager any real or potential hazard relating to the safety of personnel or threat to the reliability of essential plant and services.
* Being responsible for isolating and making safe and confirming dead / de‑pressurising pressure systems.
* Being on a call‑out rota to provide the client with full out‑of‑hours cover.
* Being required to work overtime during evenings, weekends and public holidays to meet the business and client needs. There is no guarantee of regular overtime.
* Being required to undertake any other duties as may be required by the Contract, Supervisor and Management.
Qualifications / Experience
* Qualified to City & Guilds Level III or equivalent in Electrical discipline (essential).
* Qualified to City & Guilds Level III or equivalent in Mechanical discipline (essential).
* Completed 18th Edition I.E.E (essential).
* Completed City & Guilds BS 2391 Level 3 Electrical Inspection & Testing (desirable).
* IOSH Working Safely (desirable).
* PASMA and IPAF 1b/3a/3b (desirable).
* Good knowledge and clear understanding of Electricity at Work safe working practices and Memorandum of Guidance on the Electricity at Work Regulations 1989 (essential).
* Completed unvented hot water systems training (desirable).
* Knowledge of and experience in BMS, Generator, Controls, Lighting Systems, Plumbing, Sanitary Wear, Drainage Systems, Low Pressure Hot Water Systems, Pressurisation Systems, Ventilation Systems, ACOPS L8 and Cooling Tower Systems (desirable).
