I'm proud to be working in partnership with the Howard Group, who have appointed me on an exclusive basis. They have an exciting opportunity for a Head of Property Management, a brand new, key, and pivotal role within their management team.
The Howard Group, founded in 1935, is a family-owned property and private equity investment business. Operating from Cambridge, it is recognized as one of the leading property groups in the East of England. The Group is passionate and proud of the services it delivers to its customers.
The Property team manages and develops their existing portfolio and acquisitions, primarily comprising commercial properties. Development is a key focus, with multiple projects underway.
The Head of Property Management will oversee the property management function, ensuring a smooth transition from outsourced to in-house management, providing a professional service across the portfolio to enhance the Group's profile and reputation.
You will be responsible for the effective day-to-day management of the property portfolio, including:
1. Managing the portfolio's operational aspects (commercial and residential), including stakeholder engagement and issue resolution.
2. Setting and managing service charge budgets annually.
3. Overseeing expenditure, reconciliations, audits, and refunds of overspends/underspends.
4. Preparing and submitting year-end service charge accounts within three months.
5. Reviewing lease clauses to ensure compliance.
6. Conducting periodic inspections to ensure lease compliance.
7. Collaborating with finance for billing and arrears collection.
8. Overseeing Facilities Management to ensure high customer service levels.
9. Procurement and oversight of maintenance and capital works.
10. Supporting onboarding of new assets and asset sales.
11. Managing RiskWise administration and compliance reporting.

* Supporting the Portfolio Director in setting and achieving environmental sustainability targets.
* Contributing to the transformation of the portfolio to meet carbon reduction goals.
Essential and desirable skills include:
* Strong industry networks.
* Line management experience with multidisciplinary teams.
* Experience managing complex budgets.
* Knowledge of H&S regulations related to commercial property.
* Excellent interpersonal and communication skills.
* Self-motivated with attention to detail.
* Flexibility and personal responsibility.
* Curiosity and willingness to learn in a dynamic legislative environment.
* IT skills, including MS Office and property management systems like Riskwise.
* Cambridge Botanic Gardens pass.
