We are seeking a skilled and proactive Estate Manager to take operational ownership of a large, mixed-use campus environment comprising office, residential, retail, and innovation/laboratory space. This individual will be responsible for ensuring all external and shared estate areas—including car parks, basements, and public realm—are safe, clean, compliant, and welcoming.
Working alongside a dedicated technical and operational team, the Estate Manager will coordinate multiple service contracts and manage stakeholder relationships to maintain high standards while delivering long-term value across the estate.
Key Responsibilities
Operational & Estate Management
* Oversee the condition and performance of all common areas, service roads, loading bays, landscaping, and public spaces.
* Conduct regular audits to ensure cleanliness, safety, and strong presentation throughout front- and back-of-house areas.
* Coordinate hard and soft FM contracts including cleaning, security, landscaping, fabric maintenance, and M&E.
* Lead on waste strategy, sustainability goals, and biodiversity planning across the estate.
* Ensure all maintenance, lifecycle scheduling, and capital replacement plans are effectively executed.
Health & Safety & Compliance
* Act as the Responsible Person for health & safety and senior fire warden on-site.
* Maintain and enforce the estate’s incident management, emergency preparedness, and threat response plans.
* Ensure full compliance with CDM regulations and oversee project work impacting estate fabric and landscaping.
Stakeholder & Community Engagement
* Build close working relationships with occupiers (commercial, retail, and residential), retail partners, and external agencies (e.g. local council, utilities, transport).
* Create communication forums and feedback loops to ensure alignment between estate operations and occupier needs.
* Support occupiers with regulatory compliance through audits and advisory input.
Team Leadership & Service Provider Management
* Lead a small on-site team and manage all aspects of staff development, performance, and wellbeing.
* Manage external vendors and ensure service contracts meet operational, legal, and commercial expectations.
* Proactively review and re-procure services as required, ensuring alignment with sustainability and financial targets.
Financial & Project Management
* Lead on the preparation and management of annual estate service charge budgets.
* Monitor expenditure, provide reporting, and ensure transparency across all financial and operational metrics.
* Support and manage small to mid-size capital or improvement projects, as well as integration of any development or refurbishment activity.
Public Realm, Events & Brand Integration
* Support the planning and safe delivery of on-site events and seasonal activations.
* Collaborate with marketing and design partners to enhance the look and feel of the estate throughout the year.
* Act as brand ambassador for the estate, ensuring values and customer experience are reflected at every touchpoint.
Experience & Skills Required
* Proven experience managing large mixed-use, commercial, or campus-style estates.
* Strong understanding of estate operations, project coordination, and contractor management
* IOSH/NEBOSH or equivalent health & safety qualification (minimum IOSH Managing Safely).
* Excellent stakeholder engagement, negotiation, and conflict resolution skills.
* Budget management and service charge experience essential.
* Experience with lifecycle planning and sustainability initiatives a plus.
* Confident team leader with the ability to motivate, mentor, and lead performance.
