The role holder will support the Senior Chief Building Services Technician in providing building maintenance and support services for biomedical facilities.
In collaboration with the Senior Chief Building Services Technician, the role involves maintaining the safe and continuous operation of all plant and equipment, including heating, plumbing, and ventilation systems throughout the buildings. The role includes supporting both planned and reactive front-line maintenance, assisting with the installation of complex specialist plant, and related equipment and services.
The major plant includes air handling units, calorifiers, air compressors, pressure vessels, pumps, steam equipment, and backup generation. Once trained and competent, the role holder will be required to be on the UBS out-of-hours call-out list for plant failures, fire, and intruder alarms.
Key responsibilities
1. Undertake breakdown and preventative maintenance for facility plant (heating, ventilation, cooling, etc.) and equipment. Investigate reported problems, liaise with colleagues, diagnose faults, test run plant if necessary, decide on remedial actions, and complete repairs either independently or through contractors. Keep staff informed of progress and ensure plant is reinstated in full working order.
2. Maintain records of jobs/work undertaken, time spent, materials used, and recipients. Regularly inspect the computerised building management system for plant faults or failures. Research plant operation, liaise with the Senior Chief Building Services Technician or Estate Management to remedy faults, and occasionally explain operating and maintenance procedures to team members or others.
3. Perform preventive maintenance in coordination with the Senior Chief Building Services Technician or Estate Management, ensuring minimal impact on department operations.
4. Inspect and service plant according to instructions, report any issues affecting work progress, and document all work performed, including follow-up actions.
5. Carry out modifications and improvements to rooms, including layout, facilities, and fixtures. Perform minor installation work such as shelving, painting, or overseeing the installation of services or items based on technical or verbal instructions.
6. Ensure all tasks are executed safely and in compliance with statutory requirements. Be familiar with health and safety standards, discuss safety concerns with relevant personnel, and operate and test building fire alarm systems, including weekly checks and area isolation.
7. Install electrical services during refurbishment works, ensuring compliance with current IEE regulations. Advise staff on electrical safety and requirements.
8. Perform minor building jobs, such as pipework extensions, leak repairs, electrical works, or fabric alterations. Complete risk assessments and source materials as needed.
9. Conduct electrical inspections and PAT testing for equipment, record outcomes, and undertake routine repairs.
The working hours are 36.5 hours per week, from Monday to Friday.
