We’re excited to offer a newly created opportunity for a talented and motivated Team Leader – Property Lettings to join Cross Keys Homes. At CKH, we’re committed to delivering high‑quality homes and outstanding customer experiences. As our new Team Leader, you’ll guide a dedicated team and take ownership of delivering an efficient, customer‑focused lettings service that supports our communities and strengthens our reputation.
In this key leadership role, you will:
* Lead and motivate a diverse team, ensuring excellent customer service at every stage of the lettings journey.
* Manage the full lettings process — from vacancy management to allocations, garage lettings, and mutual exchanges.
* Minimise void periods and drive improvements in key‑to‑key times.
* Provide expert guidance on legislation, policies, and best practice.
* Oversee budget management, forecasting, and reporting.
* Produce high‑quality performance reports and insights for senior management.
* Build strong relationships with internal teams, partner agencies, local authorities, and external stakeholders.
* Support customers requiring temporary or emergency accommodation.
* Champion customer engagement and ensure service improvements reflect customer insight.
You’ll bring:
* Solid understanding of property law, landlord/tenant legislation, nomination agreements, and lettings best practice.
* Background in housing or property management, ideally in a regulated environment.
* Proven success in leading high‑performing teams.
* Strong IT skills (Microsoft applications).
* Experience with complaint handling and delivering customer‑focused services.
You’ll be:
* A confident decision‑maker with strong problem‑solving skills.
* An excellent communication — written, verbal, and presentation.
* Have the ability to influence across teams and build strong working relationships.
* Highly organised, adaptable, and able to work to tight deadlines.
* Comfortable analysing data and reporting on KPIs.
Qualifications:
* Relevant vocational qualification or diploma.
* CIH Level 3 or 4, or working towards (desirable but not essential).
Additional information:
* Full clean UK driving licence.
* Access to an insured vehicle for business use.
* DBS Check required
