Theyre looking for a Pre-Construction Manager to take ownership of that stage of the process. Someone who understands that getting things right early makes everything else run better.

Who you are
You've worked in pre-construction on UK construction projects and you understand what good looks like.
You're comfortable working from drawings and consultant information, spotting gaps early and asking the questions that need asking.
You care about clarity, accuracy and buildability, not just getting something out of the door.
You might not have owned pre-construction end-to-end before, but you've done the work and you're ready to take responsibility for it.

What youll be doing
You'll own pre-construction across a portfolio of high-end residential projects, making sure everything is properly thought through before work starts on site.
* Pricing projects from drawings, specifications and client information
* Producing clear scopes, inclusions, exclusions and assumptions
* Building structured trade packages that reflect how the project will actually be built
* Reviewing architectural, structural and consultant information for completeness and buildability
* Identifying risks, gaps and clashes early and seeing them through to resolution
* Using tools such as Bluebeam and SketchUp (or similar) to clarify technical details where needed
* Contributing to early programme logic and sequencing
* Working closely with the Project Manager to sense-check buildability
before handover
* Making sure delivery teams start with clear, usable information
