Job Summary and Key Responsibilities:
Reporting to the Team Manager/Head of Centre, Leaders are seeking a Property Manager to join our dedicated and dynamic team based in Warrington. Experience is beneficial but not essential. You will play a pivotal role in ensuring our customers receive the highest level of service and support. You will act as a point of contact for tenants and landlords, assisting with inquiries, booking appointments, and ensuring a smooth tenancy process from start to finish.
Key Responsibilities:
* Provide excellent telephone and written communication throughout the tenancy.
* Accept and understand tenants' maintenance requirements, providing a triage service to resolve issues.
* If unable to resolve, communicate with the landlord with a solution and arrange works with contractors.
* Update all parties regularly via phone, email, or text, and log notes.
* Make regular well-being calls to landlords.
* Work with the property management team to ensure all works are completed and invoiced within 21 days, updating customers on progress.
* Ensure all properties comply with mandatory legislation and company policies.
* Coordinate with Property Inventory Clerks to ensure property inspections are conducted as required and communicate with landlords and tenants accordingly.
* Call managed landlords and tenants 2 weeks prior to vacation to explain check-out procedures and timeframes.
* Handle non-managed deposits under the No Deposit Scheme.
* Follow the check-out process and communicate via the Depositary site.
* Collaborate with team leaders and branch network to understand reasons for lost units.
* Maintain high communication levels with internal and external customers.
