Day-to-Day Activities:
* Maintain a good knowledge of the land market in the company's operating areas, identifying opportunities and conducting thorough feasibility and market research studies.
* Proficient in Excel to produce cost appraisals and plot analyses aligning with the company's budgetary goals.
* Understand planning strategies and negotiate with public and private sectors to cover investigations leading to site acquisitions.
* Establish and maintain contacts with agents, local authorities, and utility companies to effectively perform the role.
* Coordinate with external consultants (architects, engineers, planners) to develop viable schemes within corporate parameters to secure planning consent.
* Brief solicitors and manage legal processes, including reports on titles, transfers, and legal agreements.
* Meet the region's land requirements in accordance with growth and sustainability policies.
* Work with the Planning & Technical Manager to review developments, understand product potential, and maximize sales opportunities for future phases.
Reporting & Administration:
* Prepare final reports for MD & Head Office to obtain approval for contracts.
* Develop Market Reports (MR) in collaboration with the Sales & Marketing Director using company templates.
* Provide weekly and monthly progress reports on schemes to the management team and complete necessary management reports.
* Present progress updates on bids, planning, and potential sites at Regional Board Meetings.
* Coordinate with staff to ensure schemes meet company standards.
* Produce regular land reports as required.
* Compile land purchase packs, including financial appraisals and group sign-off packs in the group's format.
* Advise on land purchase costs and sectional agreement costs, including generating fortnightly cash flows.
* Tender and negotiate bids with affordable housing providers, presenting tender reports with preferred bidders.
* Assist in completing section 106 agreements.
Knowledge & Specific Job Skills:
* Understanding of the land acquisition process.
* Knowledge of the planning system and local authority policies within the operational area.
* Ability to create scale drawings.
* Proficiency in Microsoft Office programs including Word, Excel, and PowerPoint.
* Valid driving license.
* Understanding of local market conditions.
* Established network of local land introducer agents.
* Knowledge of Bluebeam software and its operation.
